Based upon discussions with and guidance from Meridian PIanning & Zoning staff, the key points of the plat application are as follows: * The plat application does not include a concept plan. As background information, Winston Moore owns approximately 59 acres at the northwest corner of Ustick and Eagle. In 2004, this land was annexed and rezoned C -G with a development agreement under the name Blue Marlin. The DA requires that any future uses be approved through a site specific conditional use permit application, or planned development submittal. * The proposed subdivision does not encompass the total 59 acres Excluded is a 8.33 acres parcel previously approved for a Kohl's department store under a conditional use permit, and made a legal lot through a lot line adjustment. Also not included in the plat is the north 1/3 of total parcel. * As part of the plat we propose constructing the parking area and private drive lanes as noted on the site plan. We will also install walkways through the parking lot to Provide interconnection between future buildings. A public road(CentrePoint Way) will also be constructed from the most westerly entrance off of Ustick (approximately %4 mile west of Eagle). This road will be constructed to the north boundary of the subdivision with long term plans to City of Meridian Final PIat Application 7/10/2006 Page 2 connect to Wainwright (Wainwright is % mile north of Ustick). Attached sidewalks will be installed as part of this project. Please note this public road was approved by Meridian and Ada County Highway District under the CU application for Kohl's (CUP -05-04$). The intention is to construct it as a drive lane until it is dedicated through the plat process. As shown on the attached landscape plan, we will landscape the parking area, 35 foot frontage along Ustick, the ITD right of way and 20 feet within the subject property aloe Eagle Road (refer to approved landscape variance), and. 10 feet on either side of the future public road. Please note the street, sewer and water plans for the subdivision have been approved by Meridian Public Works under the Kohl's conditional use permit. Public Works has agreed these plans need not be included with this application. Pressurized irrigation plans are submitted with this application. We are in conformance with the preliminary plat with the exception of landscape buffer along Eagle Road. The preliminary requires 35 feet. This was reduced to 20 feet through an approved variance. The plat is comformace with the UDC. The plat is conformace with acceptable engineering, architectural and surveying practices and local standards.
