As representative for Liberty Development, Inc., please accept this application for Cedarcreek
Subdivision, located at 470 W. McMillan Rd., '/4 mile west of Meridian Road in Meridian, Idaho,
Section 25, T.4N., R.1 W. of the Boise-Meridain Ada County Idaho. o Cedarcreek Subdivision includes
19.57 acres and has been designed with 93 lotsT85"residential, 8 common).

This letter is included with the City of Meridian final plat application.
The enclosed application has been submitted in accordance with the requirements of the Meridian
Zoning Ordinance. The development has also been desigi'ted to be in compliance with the intent of
the Meridian Comprehensive Plan.
This plat contains lots ranging in size from 4,680 square feet to approximately 9,474 square feet. All
streets will be public and will be constructed, along with curb, gutter, and sidewalks, to Ada County
Highway District and Meridian City standards. A private alleyway is proposed to provide rear garage
access for the lots within Block 4 and 5. Sewer and water service will be available to service this
development and will be provided by the City of Meridian. Drainage. will be handled by on-site
detention areas and will be designed to the standard of all appropriate regulatory agencies. A pressure
irrigation system will be provided for all lots within this development.
The development has been designed to include landscaped common areas and amenities that satisfy
the subdivision standards. The common areas include exterior roadway buffers in addition to interior
streetscape landscaping, and an open space park. The total common areas account for 3.83 acres
(19.6%) of the property. Usable open spacj areas include 1.12 acres (5.7%). All common landscape
area lots will be owned and maintained by Homeowners Association that will be established for the
subdivision.

In conclusion, Cedarcreek Subdivision will be a quality and compatible addition to this area of
Meridian. The development is adjacent e similar residential developments and provides
consideration to future properties. Cedarcreek Subdivision will benefit the public interest by
providing a mix of desirable housing needs to this area of the City while allowing for the continued
improvement and expansion of city services and an increase in the City's tax base. This application
submittal include all items listed within the final plat checklists.
