Liberty Partners, Inc., hereby applies for Final Flat approval 2 four-plcx lots and 11 garage lots
i
on 8.02 acres land located at 890 N. 'den M le Road. The gross density of the project s 12.47
unitsp r acre, with a net density of 19.27 units per acre. The land is zoned -1 and was approved
as ap lan.ned development under the conditional use permit process to allow for reduced minimum
lot sizes parking spaces, setbacks, reduced or no lot ft ntage and increased lot coverage. Lots will
e accessed through an internal access easement.
Playground equipment, two water features, an activity court, and two gazebos are incorporated in
the design. Sewer and water service is readily available to the site.
The final plat is in conformance with the approved preliminary plats and meets all requirements or
conditions thereof. The pro ect conforms with all requirements and provisions of the UDC as
approved under a conditional use permit. The project conforms with acceptable engineering,
architectural and surveying practices and local standards.
The property was annexed in 2000 under Ordinance No.633 and approved as a planned
development called Valerie Heights. The development agreement (Instrument No. 1 1 906)

has been modified to reflect current conditions. The amendment to the development agreement
was recorded in the Ada County Recorder's Office as Instrument No. 105184653.
