SOLITUDE SUBDIVISION NO. I
Solitude Subdivision contains 103 single-family residential lots on 25.1.2 acres. The smallest lot is 5,155
square feet, with the average lot size 6,666.59. Ten 1 common lots are located within the project,
totaling 3.00 acres. 1.9 percent open space, 6.76 percent usable open space)..
This property, located at the southeast comer of . E. 'McMillan Road and N. Meridian Road, adjoins
Burney Glen Subdivision on the south. The property i's zoned RA, which is consistent with the ;Meridian
Comprehensive Plan Map designation of Medium Density Residential. The gross density .1 of the
project complies with the City's designation of Medium Density Residential, which calls for up to 8 units
per acre. The net density is 6.53 dwelling units per acre. No variances are being requested as part of this
subdivision.
1.54 -acre .linear park will 'be built in this phase of the subdivision. Sewer and water is currently being
planned to the site and will be continued through the property to connect with existing services. The
project will provide active and passive recreational opportunities for the residents af the subdivision. The
developer will provide spnkklers, trees, grading and hydro -seeding or drill -seeding common areas.
The final plat conforms with the approved preliminary plat and meets all requirements thereof. The
project conforms with all requirements and provisions of the -LJIDC. The project was designed using
acceptable engineering, architectural and surveying practices and local standards. The project was
annexed under Ordinance , and the Instrument Number of the recorded Development Agreement
