5. Subject property boundaries lay 120 ft. East & West and 128 ft. North and South
located on the North East corner of West Pine and West 3`", Street. with the Eastern most
boundary shared with "ACRD" Alley Way. The existing single family (@1500 sq. ftJ
dwelling and double garage are ideally situated to provide for required "set-backs" from
property lines inchading a landscape barrier as required by "ACRD" with ample space for
parking North of house and garage with public parking access existing via alley. Property
is currently served by Municipal Water and Sewer systems of the City of Meridian. There
is one occupied residence immediately North of property which borders the Meridian
Grade School Property. Subject property being located on West Pine (East-West
Collector) immediate vicinity of down town business district with close access (North &
South} and to freeway.

• 6. The proposed "Child Care Center" is both desirable and needed within the community
providing local child care. for Meridian Residents. The property size, location (with
access to), existing structure(s), ease of access to all major highways and to the freeway
make this an ideal location for the proposed "Child Care Center". Child Care Centers are
considered "Good Neighbors" situated in an area already containing small businesses,
multi-family housing and the like.
