Characteristics of the Property at 230 N. Pine that Make is Desirable for Use
as a Center for Child Care and Early Learning:
Exterior Characteristics
1. The property has adequate space that will be paved to provide for parking.
2. It is located on awell-traveled street in an area near other businesses, but
still has a residential quality that provides a suitable atmosphere for
children.
3. There is adequate space for fencing in a play yard for outdoor activities
and the outdoor space provides room for a separate play space for
toddlers.
4. The building is within easy walking distance of an elementary school
making it a good location for caring for kindergarten age children during
their non-school hours.
5. There is room for future expansion of the space by adding a separate
building that would accommodate a facility for elementary age children
before and after school.
6. The shape of the building, mainly a rectangle with a steep roof, even
suggests a small schoolhouse.
7. The property is elevated somewhat from the street and the play yard and
pretty much the entire space is visible from the street. That visibility along
with some outdoor lighting provides some degree of safety for anyone
entering or leaving the property.
Interior characteristics
1. There is enough interior space for licensing for approximately 30-32 pre-
school children which is the size center desired (with a total staff of 3)
2. There is an adequate rest room centrally located to all spaces and kitchen
space large enough to accommodate serving children meals and snacks.
3. There is adequate storage space in the form of lots of large closets that
can be shelved for storing learning materials and children's belongings, a
large pantry for storing foodstuffs, and an garage for storing seldom used
items and outdoor play equipment.
4. The interior space is arranged in such a manner that a toddler classroom
can be adequately separated from the learning spaces used by 3-4 year
old children and the larger learning spaces are arranged so that
communication between teachers is easy even as teachers supervise the
children's activities.
5. There is space that is plumbed that can accommodate a utility sink that
and is suitable for messy indoor activities or for "rainy day" physical
activities.
Statements below are offered in support of the Conditional Use
Application being submitted with regard to the property at 230 W. Pine,
Meridian, Idaho

Additional sewer, water or trash charges, if any, associated with the use of the property
listed above as a child care facility will be paid by Sunshine Academy. This is agreed to
by the undersigned individuals as officers of Sunshine Academy; Inc.
Item #15
One week before the scheduled hearing relative to this Conditional Use application,
Sunshine Academy will post a notice stating that a conditional use permit has been
applied for and that the intent is to use the property as a child care facility.
When the proper posting has been accomplished, a notarized statement confirming the
posting, to include the date of the posting, will be provided to the Meridian City Planning
and Zoning Dept.
