STATEMENTS REGARDING REZONING.
CHARACTERISTICS:
The subject property currently is vacant with some portions containing fill material. The subject
property also faces a frontage road adjacent to the freeway on ramp giving it high visibility.
DESIRABILITY:
Adjacent property to the north and west is formerly agricultural land which has been subdivided
into smaller lots for commercial development of anticipated offices. The south and east borders
of the property are adjacent to a freeway on ramp. This on ramp gives visibility and ready access
for travelers. To develop this property as a motel would result in few conflicts with access,
noise, and activity with neighboring development. This property would be of limited use for
most other types of development.
COMPREHENSIVE PLAN:
The Meridian Comprehensive Plan allows commercial development on this property.

View Subdivision as recorded in Book 52 at Page 4445 and 4446 of Plats, located in the
SE1/4 of Section 17, Township 3 North, Range 1 East, Boise Meridian, City of Meridian,
Ada County, Idaho and more described as follows:
Commencing at a brass cap monument marking the SE corner of said SE I /4, thence
along the East line of said SEll4 N00°42'20"W a distance of 2126.48 feet to a point from
which a brass cap monument mazking the NE corner of said SE1/4 bears N00°42'20"W a
distance of 52739 feet, thence leaving said East line 589°17'40"W a distance of 1306.66
feet to a 1/2 inch rebaz mazking the NE comer of said Lot 18 and being the POINT OP
BEGINNING;
