CHARACTERISTICS: The subject property currently is vacant with some portions containing fill material. The subject property also faces a frontage road adjacent to the freeway on ramp giving it high visibility. DESIRABILITY: Adjacent property to the north and west is formerly agricultural land which has been subdivided into smaller lots for commercial development of anticipated offices. The south and east borders of the property are adjacent to a freeway on ramp. This on ramp gives visibility and ready access for travelers. To develop this property as a motel would result in few conflicts with access, noise, and activity with neighboring development. This property would be of limited use for most other types of development. COMPREHENSIVE PLAN: The Meridian Comprehensive Plan allows commercial development on this property.
