Legal description and metes and bounds map signed and stamped by a land surveyor registered in the State of Idaho attached. 5. Statement of characteristics: a. The property consists of 64.48 acres under one ownership. b. This property adjoins property to the west (Paramount Subdivision) and east (Saguaro Subdivision) that have Dither already been annexed or are in the process of being to the City of Meridian. A middle school is being proposed to the south of this property. North of the property area lands in Ada County zoned RUT. c. The applicant is proposing a planned development {.PD) for asingle-family residential development on the property. The PD is requested to allow a minimum of 40 feet of frontage, chord lengths of 35 feet, and block lengths in excess of 1,000 feat. d. The zoning request for the project is R-8. This zoning request is in compliance with the existing Meridian Comprehensive Plan Map designation of Medium :Density Residential. e. The developer is proposing playground equipment and a clubhouse with restronms and swimming pool on common lots. These amenities, plus the 8.I'7-percent open space, meet the requirements for a planned development. £ Sewer and water service is available to the site. The North Slough Trunk crosses the northeast corner of the property. It is in the best interest of the City that the property be annexed and zoned according to the Meridian Comprehensive :Plan Map. 6. a. The proposed project ]s being processed under the Planned Development Ordinance, which provides the City with maximum control over all integral aspects of the project. b. The proposed overall net density {4.66 units per acre) of the project complies with the City's designation of Medium Density Residential, which calls for 3-8 units per acre. c. The project will provide a development that will complement the surrounding land uses and provide pathways within the development and to the school site. d. The project will provide recreational opportunities for the residents of the subdivision. The developer will provide sprinklers, trees, grading and hydro-seeding or drill-seeding of common areas. Playground equipment, a clubhouse with a swimming pool and resirooms will be constructed on common areas within the development 7. The proposed annexation request is in harmony with the Meridian Comprehensive flan.. The City's Future Land Use Map designates the single-family residential property as Medium Density Residential. The development will improve the character and quality of the City and enhance the City's identity as aself-sufficient community, providing housing necessary to support the area. Permit new residential, commercial, or industrial developments only where urban services can be reasonably provided at the time of final approval and development is contiguous to the City. ~ Page 102, Goal I, Objective C, Action Item 4.
