The applicant is proposing 71 single-family d~vellings with 7-comn7on lots that will be served via public roads constructed to ACRD standards. The site is approximately 19.47-acres and will be providing .1.49 acres of common/open space areas. The density is approximately 3.72 dwelling units per acre, which is considered medium density. 2. The proposed use and development plan is harmonious with the existing Meridian Comprehensive flan, which calls for single-family dwellings within this section of Meridian (see section 6. I through 6.10). The proposed development has a medium density of 3.72 dwellings per acre. The site is currently zoned RUT and. R-$, the applicant is requesting an R-8 zone far the southern 14- acre parcel which is consistent with the previously approved Baldwin Farb.. Cots will range from 6,740-square feet to over 11,044-square feet. The average lot size far exceeds the minimum requirements of the R-8 zone. 3. On September 25, 2043,1 discussed the Preliminary Plat application with Sonya Allen and Brad Hawkins-Clark, 4. The site will generate approximately 710 additional vehicle trips per day. The existing streets can accommodated the traffic generated from this site. 5. The applicant will not be requesting a variance. 6. The use will not adversely affect other properties in the vicinity. The site is contiguous to other parcels that have been previously developed in a similar fashion. Annexing this parcel is necessary due to existing City facilities that are located on the subject site. 7. The site will lee served adequately by existing public facilities and services. There is an existing sewer line located within the alignment of Anton Drive. The sewer was previously constructed through this site to serve other developments within the vicinity. The proposed use wiIl not create excessive additional cost for public facilities and services. 8. The proposed use will mot involve activities or processes that pzvduce traffic, noise, smoke, fumes, glare ar odors that will be detrimental to any persons or property. 9. The proposed uses will not result in the destruction of a natural scenic or historic feature considered being ofmajor importance. k0. The applicant agrees to pay any additional sewer, water ar trash fees or charges, if any, associated with the use. Development will connect to City services and comply with City Ordinances. 11.
