Applicant Provided Written Agreement with Conditions: Yes Project: Redfish Subdivision (aka Whitewater Subdivision) Location: 4120 N. Linder Road Applications: Time Extension for final plat Highlights of Proposed Development: Approval of an 18 month time extension to obtain the City Engineer's signature on the final plat for the Redfish Subdivision (a.k.a Whitefish Subdivision). The preliminary plat consisted of 5 commercial office building lots and 2 other lots on 2.52 acres in an L-O zoning district. The preliminary plat was approved by City Council on July 12, 2005; the applicant applied for, and the Planning Director granted, an 18-month time extension to January 12, 2008. With the previous time extension, the applicant was given two months to enter into a Development Agreement for the site. The subject Development Agreement was recorded on October 19, 2006. The applicant filed for the second time extension prior to the project expiring. Additional time extensions up to 18 months as determined and approved by the City Council may be granted. The applicant states the primary reason for the subject time extension is to resolve issues related to the sewer service. Outstanding Issue(s) for City Council: None. With all extensions, the City may require compliance with the current provisions of the UDC as a condition for granting a time extension. However, Staff believes that there are no additional conditions that should be added to those approved by the City Council. Notes: 3/18/2008 Hearing Notes
