This project was originally scheduled for the March 6`" hearing and continued to March
20t". Prior to the March 6` hearing, the applicant requested continuance of the Sonic
Southern Springs project to allow time to revise the building elevations and site plan
based on the staff s recommendations in the staff report. Staff has received revised
elevations, site and landscape plans reflecting some, but not all of the changes
recommended by staff. Below, staff has summarized the major changes the applicant has
made, as well as the items that have not changed from the original submittal:
• On the revised site plan the applicant has complied with the signage, parking stall
dimensions and sidewalk widths mentioned in the staff report. The landscape
island on south of the drive through window has been removed from the revised
site plan. Staff liked the landscape island as it delineated between the drive
through lane and the drive aisle. Staff believes this island is necessary to reduce
the potential for accidents as patrons leave the site.
• The canopied parking stalls located west (in front) of the building were not shifted
eastward as suggested by staff.
• On the revised elevations, the applicant is proposing to screen the back side of the
building with a 9-foot wall. This wall is approximately 6 feet from the back of the
building (between the building and drive-through speaker box). The wall is
proposed to be constructed of the same building materials (concrete paneling).
Also on the proposed screen wall are two poster display boards. The applicant is
also proposing a detached arched decor canopy on the west elevation, similar to
the arched canopy featured on the front (east) facade. Included on the revised
elevations is a half rounded fascia added to the north, south and east that adds to
the parapet variation and screens the roof top mechanical equipment. The
applicant has made some significant changes to the elevations, as requested by
staff; however, staff would still prefer the front facade face Meridian Road not the
internal private drive aisle.
Although the applicant has made some improvements to the elevations and site plan for
the site, staff still has concerns with the rear elevation fronting on Meridian Road.

Further, with the removal of the landscape island that previously delineated traffic flow
patterns, staff has some additional concerns. Staff recommends that the applicant comply
with the provisions listed in the previous staff report for the hearing date of March 6`h
