am sending you the lot square footages for the approved preliminary plat and the final plat we submitted. The
first file shows all lots in the approved preliminary plat. The second file shows the lot square footages in the
final plat. As preliminary plats undergo many changes during preparation of construction plans, there are
naturally changes, and seldom does the initial application information remain unchanged from preliminary to
final. The approved preliminary plat had 3.31 acres of open space (see approved preliminary plat in
application). The final plat application we submitted had 3.21 acres. We are doing some final tweaks on the
final plat to ensure we are at a minimum of 3.31 acres as approved (approx. 4,500 s.f. is needed to reach 3.31).
Please recognize that the originally submitted preliminary plat information does not reflect what the City Council
approved, a significant changes were made to appease both the City Council and the neighbors, and multiple
lots were lost.
In regard to Lot 14, Block 1, the golf cart access to the golf course pathway was relocated to Lot 33, Block 1. Our
response to your item 5 under Site Specific is that the original 1,853 s.f. golf cart access was replaced with a
3,508 s.f. golf cart access lot. The last sentence of your item 5 also seems to indicate that this individual lot
needs to contain 3.69 acres, instead of the total common area. The comment should be changed to reflect the
approved preliminary plat common area of 3.31 acres.
This also affects item 8.b) of your comments on the landscape plan.
