Project: Sonic Southern Springs (CUP-08-002)
Location, size of property and existing zoning: The subject property consists of 0.80 of an acre and is
currently zoned C-G. The site is located at 1870 S. Meridian Road.
Adjacent Land Use and Zoning:
1. North: Southern Springs No. 2 and No.1; zoned C-G and L-O
2. West: Elk Run Subdivision; zoned R-8
3. South: Southern Springs No. 2 and No. 3; zoned C-G
4. East: Running Brook Estates; zoned R-4
Applications: Conditional Use Permit for a drive -through establishment within 300 feet of another drive -
to an entryway corridor (Meridian Road) through establishment and residential district; Design Review approval for structure/site located adjacent
Summary of Proposed Streets and/or Access: Access to the siteJs proposed from a private drive way via
Meridian Road.
Landscaping: The street buffer landscaping along Meridian Road was reviewed and approved with the
final plat for Southern Springs Subdivision No-2. The UDC requires a minimum 5-foot perimeter
landscape buffer adjacent to all vehicle use areas and interior lot lines with trees planted every 35 linear
feet and groundcover.

Compliance with Comprehensive Plan: With the conditions listed in Exhibit B, this project complies with
the Comprehensive Plan.

site.
Written Comments: Staff received a letter from Blaine and Mary Jane Bennett in opposition of the
project.
Staff Recommendation: Staff is not recommending approval of the site plan and elevations associated
with CUP-08-002 and DES-08-004. Staff is recommending the applicant submit a revised site plan that
reverses the east and west elevations to comply with the design review guidelines of the UDC. Notes:
