MEMORANDUM
TO: Planning and Zoning Commission

RE: Chalet Marseilles
Continued to the February 7, 2008 P&Z Commission hearing
The Chalet Marseilles Project was heard on January 17, 2008 by the Planning and Zoning
Commission. During the public hearing, staff presented a recommendation to increase the
drive aisle widths between the garage faces to 65-feet to allow for vehicular
maneuverability for the attached units located along the perimeter of the development.
The Commission voted to continue the project to allow the applicant time to revise the
site plan to show a minimum of 60-feet between garage faces. Staff has received a
revised site plan and offers the following:
The number of units decreased from 122 to 120.
The revised site plan has been modified to show 60-feet between garage faces for
the perimeter units in question. NOTE: Staff still has an issue with the parking
area/common drive for the units in the southwest corner of the development. It
appears the parking area in front of the bi-unit may impede traffic from the
common driveway to the south (if a car is parked in front of the garage there is
not sufficient room for a through movement). Staffs recommends the applicant
shift the five buildings adjacent to Ustick Road to the west, and maintain at least a
20-foot wide common drive width through the throat of the driveway, exclusive
of parking pad areas.
Other than the above mentioned concern, Staff believes the applicant has complied
with the recommendation of the Commission to revise the site plan as discussed at
the public hearing. Staff has attached the revised preliminary plat and site plan.
