Thus far, we have worked with staff and agencies to make this project even better from where we started and we feet that all issues and concerns have been thoroughly addressed. We are comfortable with the staff analysis of the project and the proposed conditions of approval. ;owever, there are a few conditions that we would like to address: Condition 1.4.1 It 1.4.16 requiring 65-feet between garages for 75% of the u maximum of 35-feet between garages for buildings that do not have 65-feet garages We feel that reducing the space between garages would not be desirable or ber residents and there is not enough room to add an additional 15 feet between th have provided 50 feet between the faces of the garages, which provides adequ~ park a vehicle in front of each garage on both sides, and it leaves approximate) back up space. Condition 1.2.4. The following revisions will be made to the Landscape/site plan prior to City Council to include the following items as recommended by staff: • Trees and groundcover for the internal pathway system for recreational use. • 5-foot perimeter landscape buffer along the shared driveway south of N. Chardin Avenue improved with trees and groundcover. • Fencing: A decorative concrete wall will be constructed along the perimeter of the northwest parcel and along the northern perimeter of the southeast parcel (along E. Monet St • Centralized mailbox locations w/directory and site reap located at the entrance. • 3-foot wide landscaped areas along all foundations with street-facing elevations. Condition 7.1.6 requiring a public turnaround at the south terminus of Chardin Ave. We wilt provide a public turnaround easement as required. Summary We respectfully request that the Planning and Zoning Commission make a recommendation to the council contingent upon the addressed changes. We believe that we have designed a high quality project that will be an asset to the city and complies with both the spirit and intent of the Meridian Comprehensive Plan and Zoning Ordinance.
