NOTICE OF HEARING
NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of Meridian
and the Laws of the State of Idaho, that the Meridian Planning and Zoning Commission
of the City of Meridian will hold a public hearing at the Meridian. City Hall, 33 East Idaho
Avenue, Meridian, Idaho, at the hour of 7:00 p.m. on July 5, 2001, for the purpose of
reviewing and considering the application of Gary Bodily for a Conditional Use Permit
to develop a 2,500 square-foot sales building for a recreational vehicle sales lot in an I-L
zone for Bodily RV generally located at the northeast corner of East Overland Road and
South Linder Road.
A more particular description of the above property is on file in the City Clerk's
office at Meridian City Hall, 33 East Idaho Avenue, and is available for inspection during
regular business hours, Monday through Friday, from 8:00 a.m. to 5:00 p.m.
A copy of the application is available upon request. Any and all interested
persons shall be heard at said public hearing, and the public is welcome and invited to
submit testimony. Oral testimony may be limited to three (3) minutes per person.
Written materials may be submitted seven (7) days prior to the above hearing date so
that all interested parties may examine them prior to the hearing. All materials
presented at public meetings shall become property of the City of Meridian. Anyone
desiring accommodation for disabilities related to documents and/or hearings, please
contact the City Clerk's Office at 888-4433 at least 72 hours prior to the public meeting.

Linder Road abuts this proposed development and is unopened right-of-way. A Linder Road/I-84
overpass is anticipated in this location within the next twenty years.
B. On June 4, 2001, the District Planning and Development staff inspected this site and evaluated the
transportation system in the vicinity. On Tune 8, 2001, the staff met as the District's Technical
Review Committee and reviewed the impacts of this proposed development on the District's
transportation system. The results of that analysis constitute the following Facts and Findings and
recommended Site Specific Requirements.
C For the pu~~poses of estimating daily trip generation and assessing impact fees for this project, the
proposed use of this development has been classified as new car sales. (per the lTE-Manual) 7-he
impact fee rate from the fee tables for this use is $2.040 per thousand square feet of gross building
area, based on the impact fee ordinance in effect at this time. Note: This rate is pro~'ided for
informational purposes onh~ and shall not be construed as an impact fee rate certitication. The
impact 1'ee ~~~ill be assessed at the time of plans acceptance by District staff, and shall be based
on the fee tables and provisions of the District's Jmpact Fee Ordinance in effect at that time.
D. The applicant is proposing to constr~~ict one drive~~av on Overland Road located ~~ppro~in~ateh- 60-

In conformance with ACHD policy, the applicant would normally be required to construct Linder
Road with 24-feet of pavement, and a 5-foot wide concrete sidewalk within 48-feet of right-of=way.
Staff is recommending with this application that the Commission waive these requirements for four
reasons:

transportation system in the vicinity. On June 8, 2001, the staff met as the District's Technical
Review Committee and reviewed the impacts of this proposed development on the District's
transportation system. The results of that analysis constitute the following Facts and Findings and
recommended Site Specific Requirements.
w ~ C. For the purposes of estimating daily trip generation and assessing impact fees for this project, the
proposed use of this development has been classified as new car sales. (per the ITE Manual) The
impact fee rate Ii-om the fee tables for this use is $2,040 per thousand square feet of gross building

Dear Commissioners:
The Nampa & Meridian Irrigation District's Hardin Drain courses through the middle of
the above-mentioned proposed project. A License Agreement is required for the
relocation of the Hardin Drain and all encroachment agreements must be in place.
All storm drainage must be retained on site, if any water leaves the site a discharge
agreement must be in place. If the Hardin Drain is to be relocated, a new easement
description is required and the old description must be relinquished.
A Land Use Change application was filed with the Nampa & Meridian Irrigation District
on January 26, 2001.
