STATEMENTS OF COMPLIANCE & DEVELOPMENT FEATURES

1.
All proposed streets will be public and constructed to Ada County Highway Dis1rict Standards,
The streets will be constructed as 36.foot section with curbs, gutters, and 5-foot sidewalks on both
sides within 50-feet of right-of-way. The proposed streets will meet the improvement standards set
forth in the Meridian Zoning Ordinance.

The proposed residential development is in compliance with the Meridian Comprehensive Plan
and Meridian Zoning Ordinance. The plan designates the property as single family residential
development.

The development is subject to the dimensional standards of the R-8 zone. All proposed residential
lots exceed the 6,500 square foot minimum lot size. All lot street ftontages meet the 65-foot
requirement or the 40-foot requirement where the road bends at a 90-degree.

The development complies with the approved preliminary plat.

The street names on the preliminary plat were submitted to the Ada County Street Name
Committee for their review. Attached is a letter IÌ'Om the Ada County Street Name Committee
approving the street names for this phase of Baldwin Park Subdivision. The Street names do not
conflict with the City Grid System.

There are 2 common lots that will have trees, shrubs, and grass that will be utilized as landscape
lots and pathways.

Statement of Development Features: This phase of the development consists of (24) single family
residential lots, and (2) common lots.

A traffic study was prepared by Dobie Engineering and submitted to ACHD, ACHD reviewed the
entire project for Baldwin Park Subdivision and approved the findings of the traffic study, The
findings of the 1raffic study have been incorporated into to the design of the project.
9.
The applicant will provide pressurized irrigation to all lots. The system will be constructed to the
Cities standards.

The development will connect to City services,

A backflow prevention device must be installed as required by City Ordinance 9-3.

The irrigation system must be designed to provide 100% coverage with head to head spacing
or triangular spacing as appropriate.
Matched Precipitation Rates
Sprink1er heads must have matched precipitation rates within each control valve circuit.
Irrieation Zones
Sprink1er heads irrigating lawn or other high-water-demand areas must be circuited so that
they are on a separate zone or zones mm those irrigating trees, shrubs, or other reduced-
water-demand areas.
OversDrav
Sprinkler heads must be adjusted to reduce overspray onto impervious surfaces such as
sidewalks, driveways, and parking areas.

All landscape areas regulated by the City Landscape Ordinance (12-13) shall be served with an
automatic underground irrigation system. Additional requirements affecting pressurized
irrigation systems can be found in City Ordinance 9-1-28.
Irrigation Water Source
Use of non-potable irrigation water is required when detennined to be available by the City
Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a
separate water meter is recommended so the owner can avoid paying sewer fees for irrigation
water. Potable water shall not be used as a primary irrigation water source on non-residential
lots with more than Y, acre of landscaping. Year round water availability is also required by
connecting to city potable water or an on-site well as a secondary source.
