Distinguished Members of the City Council & Planning Commission.
We are pleased to submit the following booklet, containing supplementary project information, for your
review. We hope the following information will give you a glimpse of our vision for the potential of
the proposed multi -family addition to Meridian's growing metropolis as well as a brief look at our
company and a selection of our previous projects.
Following you will find several sections, including:
➢ Company Profile: In this section you will find a brief company profile explaining who we are,
what we do, how we started, and our ability to produce the proposed product.
➢ Selected Projects: This section contains a few selected projects which we feel best represent a
similar tenant demographic, and hence finishes, anticipated in Meridian. We have completed
several apartment projects in a variety of markets and each market demands different finishes
and architecture based on the anticipated tenant demographic. Bear in -mind these projects are
a representation of past projects which are similar but are not identical to what we propose.
➢ Proposed Project: This section contains text and renderings which we hope illustrate our
project vision. We have included renderings of a typical unit, the clubhouse, the pool area, a
typical building elevation, and the clubhouse elevation.

Since its inception, in 1976, Bach has built and sold
homes along the Wasatch Front. As its residential
home building company grew and expanded Bach
diversified into other areas of construction and prop-
erty holdings, including; Land Development (1986),
Light -Commercial Joint -Venture (1992), and
Apartment Joint -Venture (1995). Bach currently
develops and builds 100-150 owner -occupied homes
and builds and manages 150-300 tenant -occupied
apartment units per year. Over the past 31 years
Bach has built a reputable Home Construction,
Apartment Construction, Land Development, and
Property Management Company.

ments and waterfall help in creating the identity for the community. Overall, the residents can use the
• open space for both passive and active recreation improving the quality of life for the entire commu-

• The project will feature nine (9) dwelling structures which house two -hundred -four (204) apartment
units, a clubhouse, seven (1) garage structures with forty-two (42) total single -car garage units, two -
hundred -fifty-three (253) carport stalls, one -hundred -thirteen (113) open parking stalls, and five (5)
• gazebos. Site structures incorporate architectural variety adding depth and interest. Color and
material choice, along with variances in the foot -print and roof -line, create visual relief by breaking up
building masses.
■ Apartment Unit Design
Years of experience in apartment design, construction, and property management contribute to an
open, spacious, home -like, and economical floor -plan design. Interior spaces have been designed to
feel open and inviting. Interior living areas feature spacious windows, great rooms for better enter-
taining, and arches designed to define space while leaving the unit open. Interior spaces are
designed to feel more like a home than an apartment. All units feature spacious floor -plans, three
sided countertops, 9' ceilings, master bedroom walk-in closets, stain grade cabinets, and custom
textured walls and ceilings. In addition to all these features, executive units feature additional square
footage, garden tubs, vaulted 3rd floor ceilings, recessed lighting, upgraded appliances, computer
workstation; fan lights, fireplace, and upgraded cabinets with crown mould. Each floor -plan's
mechanical system is professionally engineered creating a comfortable climate controlled environ-

Project Summary
The clubhouse provides many amenities to be enjoyed by all tenants. In addition to the standard
offices, the clubhouse features a community great -room, a billiards room, a 24-hour fitness center
with the most up-to-date in fitness equipment, a media room for movies and gaming, a cyber caf6
with wireless access for laptops as well as furnished desktops and printers, and a nicely furnished
private tanning room. All amenities are provided for tenant use without additional charge. Each inte-
rior space has been custom designed and finished from the flooring to the finish trim to the furnish-
ings as selected by our interior designer.
■ Accessibility
Accessibility is a priority from the design phase. We consider the needs and requirements of every
potential tenant, including those with disabilities. Throughout Civil and Landscape Design site circu-
lation, travel distance, grade, and entrances are considered and planned; this ensures a site that not
only meets the accessibility standard but is also convenient. In addition, from the design -develop-
ment phase of Architectural Design, the special needs of the potential tenants are considered and
incorporated. We believe this detailed concern for accessibility yields friendly and accommodating
projects for all tenants.
■ Pool Areas
The pool area has been designed with all tenants desires considered. The pool features a splash
pad with varying sprays and tumbling buckets, always popular with the children, in addition to the tra-
ditional features one would normally expect; varying depths up to 5 feet for children and adults to
cool off comfortably, and an overall length that allows casual swimming. The pool area also houses a
custom spa with ample seating for several bathers. For the pool -side parties, the pool area features
a custom grill station with a stainless-steel grill and granite countertops, and five (5) gazebos fur-
nished with tables and chairs, giving ample shaded area to entertain outdoors.
■ Playgrounds & Common Areas
• The Regency at River Valley includes two (2) play areas professionally designed to promote the
active motor development of toddlers and children. The community features a toddler play -area with
small scale slides, ladders, easily maneuverable stairs, and a lower overall height; promoting safer

Schedule is always a major concern for any project; we have created a preliminary sched-
ule based on past experience and known project conditions. We anticipate 3-5 months for
Final Plat and Site Plan approvals followed by 2-3 months for Engineering Approvals. We
anticipate development construction to take approximately 4 months and vertical construc-
tion to take approximately 19 months for all substantial completions. This is a total of
approximately 2.5 years from NTP to the final buildings substantial completion. The sched-
ule is preliminary as not all project conditions are known; the date of the NTP is unknown
and civil and architectural drawings are preliminary.
