TRAFFIC IMPACT STATEMENT FOR
TIMBERFALLS SUBDIVISION
On December 20, 2002, Shawn L. Nickel of Land Consultants Inc, met with Andrea
Tuning of Ada County Highway District regarding traffic and layout concerns associated
with this proposed development. During this meeting, the main discussion was on
existing and proposed stub street alignment, access onto Ustick Road and design
standards. Right-of-way dedication, a collector road versus local road for the entrance,
and cul-de-sac design were specifically discussed.
Although staff did not specifically indicate what impact the estimated traffic generated
from the proposed subdivision would have on adjacent roadways or intersections, it was
determined through ACHD policy that a traffic study would not be required for this
specific development at this time. It is this developer's opinion that, because the major
access point in and out of the subdivision is via a collector road (Ustick Road), traffic
impact by this subdivision should be minimal.

Dear Sirs:
As per your request, this engineer inspected the subject property and has reviewed
the available published data concerning groundwater and soils conditions. The "Soil
Survey for Ada County" published by the Soil Conservation Service, indicates the soils on
the subject property fall into a single classification. Purdam silt loam is a well drained
soils located above a deep hardpan. This soil typically forms in loess or silt alluvium and
is underlain by mixed alluvium. Typically the surface layer is light brown or gray silt loam
about ten inches deep. The subsoil is brown to gray siky clay loam and silt loam about
twelve inches deep. The substratum consists of brown silt loam over a cemented hardpan
to a depth of sixty inches. Sand and gravel type pitrun materials are typically below the
hardpan layer. Permeability is moderate above the hardpan, very slow though the
hardpan and fast through the deeper sands and gravels.
Well logs reviewed from the records of Idaho Department of Water Resources
indicate that groundwater is static at elevations of 9 to 30 feet below the existing ground
surface in wells within a quarter mile of the subject property. Thirteen such well records,
from locations surrounding the property on all sides, were reviewed and indicate an
average of depth to static water of greater than fifteen feet below the ground surface.
As per your instructions, a geotechincal investigation is planned to confirm the
information above. Utilities have been located and excavation of test pits is scheduled for
this week. The completed report will be published as soon as the labwork is completed.
