Beniton Construction Company plans to use the
property as a temporary location for their office. This
office will have 2 - 3 people working there on a full
time basis with a primary function of bidding projects
and office type functions including AP, AR and PR.
There will be occasional subcontractors using the
facility to view plans. There is no plans to use the
facility as a yard and there will be no equipment
parked at the property. Beniton Construction plans to
improve and maintain the property by replacing dead
shrubs and performing landscape maintenance.

First Security Bank aquired this house when they bought out ABC Bank. First Security Bank is not a residential landlord
and chose not to have anyone living there. They have no immediate plans for the property and had a choice of leaving the
house vacant with minimal maintenance or leasing it to Beniton Construction on a month to month basis so that someone
will be there to maintain the property. As they do not own the property that their Meridian branch sits on, it would be a
likely site for a future banking facility.
Current requirements call for a paved drive and parking area. The site currently has a compacted gravel driveway and
parking area by the garage. The property is well4andscaped with mature trees and shrubs, but has no automatic irrigation
system. Ada County Highway District is planning a major road extension of Corporate Drive and a remodel of the
intersection of Corporate and Meridian Road this fall. As you can see from the attached plan, they are taking a great deal
of the property for their construction.
In discussion with First Security's Real Estate Office, it is anticipated that if First Security decided to start developing this
property it would take two years before construction could start and the site would be totally cleared at that time.
Beniton is not adverse to improving the site, but is reluctant to install asphalt paving, irrigation and landscaping at this
time, only to have it torn out by ACHD, then having to reinstall it. We would like to wait and see what impact ACHD will
have on the property and address these items at that time. We realize that this corner is at the entry corridor of Meridian
and appreciate the importance of a good public image. Beniton will strive to keep the property as attractive as possible.
Immediate upgrades to the property include the removal and replacement of the dead shrubs, weed control and widening
the driveway so vehicles can turn around on the site without having to back onto the street.
