RE: Lot 5, Block 6 Bedford Place Subdivision #4
Bedford Place Subdivision #4 is the fourth, and final phase of Bedford Place Subdivision
located on the south side of Ustick Road between Locust Grove Road and Meridian
Road. The final plat of Bedford Place Subdivision #4 is being submitted at this 'time for
approval.
Brighton Corporation, the owner of the property, is hereby requesting a variance from the
required 20' front setback on Lot 5, Block 6 in Bedford Place Subdivision #4.
Brighton Corporation purchased the property from Mrs. Helen Davis and has allowed her
to ,retain an existing farmhouse on the property for a life estate. The farmhouse was
subsequently platted as a subdivision lot within the preliminary plat to be part of Bedford
Place Subdivision in a future phase. The surrounding land, which is contiguous, is not
being used, but is pending subdivision development.
At the time Brighton purchased the property, they agreed to construct a new garage for
Mrs. Davis, which would be attached to the existing house. The old cinder block garage
was to, be torn down to make way for a new street as shown. However, without
Brighton's knowledge or consent, Mrs. Davis constructed a sunroom, which connected,
the house to the old garage. As seen in the attached drawings, the sunroom encroaches
approximately 10' into the front setback from the street. Brighton Corporation requests a
variance from the required 20' setback for this sunroom only, which is approximately 20'
wide:
Without this variance, a serious hardship is created which would prohibit the developer
from further developing the subdivision as approved by the City. Council of Meridian.

NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of Meridian
and the Laws of the State of Idaho, that the City Council of the City of Meridian will hold
a public hearing at the Meridian City Hall, 33 East Idaho Street, Meridian, Idaho, at the
hour of 7:30 p.m., on December 16, 1997, for the purpose of reviewing and
considering the Application of Brighton Corporation, for a Variance for land located in
Lot 5, Block 6 of Bedford Place Subdivision No. 4, Boise Meridian, Ada County, Idaho,
and which property is generally located on the South side of Ustick Road between
Locust Grove Road and Meridian Road. The Application requests a variance to reduce
the front setback on Lot 5, Block 6 from required 20 feet to 10 feet. This request
pertains only to an existing sunroom on the existing farmhouse that was added after
approval of the preliminary plat.
A more particular legal description of the above property is on file in the City
Clerk's office at Meridian City Hall, 33 East Idaho Street, and is available for inspection
during regular business hours.
A copy of the Application is available upon request. Any and all interested
persons shall be heard at said public hearing and the public is welcome and invited to
submit testimony.
