The final plat shall include and be in compliance with all items required under Title 50, Chapter 13 of the
Idaho Code. The fmal plat submittal shall include at least the following:

1. Thirty (32) copies of written application

in the proposed final plat (warranty deed).
3. Consent of recorded owners of the plat (signed signature
sheet or written consent. If owner is a corporation, we need a copy
of the Articles of Incorporation or other evidence to show that the
person signing is an authorized representative.)
4. Street name approval letter from Ada County
One (1) 8 %i" x 11" reduction of the final plat
6. Three (3) copies of the final engineering construction drawings
for streets, water, sewers, sidewalks, irrigation and other public
improvements. These must be stamped/signed by a
registered engineer/surveyor in the State of Idaho.
7. Ten (10) copies of the final plat at a scale of one inch equals
three hundred feet (1" = 300'). Include subdivision and street
names, lot and block numbers only.

18" x 27" per Idaho Code) containing the following requirements:

STATEMENTS OF COMPLIANCE & DEVELOPMENT FEATURES
BEAR CREEK ESTATES SUBDIVISION
1. All proposed streets will be public and constructed to Ada County Highway District
Standards. The streets will be constructed as 36-foot section with curbs, gutters, and 5-
foot sidewalks on both sides within 50-feet ofright-of--way. The proposed streets will
meet the improvement standards set forth in the Meridian Zoning Ordinance.
2. The proposed residential development is in compliance with the Meridian Comprehensive
Plan. The plan designates the property as single family residential development.
3. The development is subject to the dimensional standards of the R-4 zone. All proposed
residential lots exceed the 8,000 square foot minimum lot size. All lot frontages meet the
80-foot requirement with exception of the cul-de-sac lots and lots on a 90-degree bend in
a street. These lots fall within the 40-foot frontage requirement.
4. The development complies with the provisions of the Meridian Zoning Ordinance.
5. The street names on the preliminary plat were submitted to the Ada County Street Name
Committee for their review. Attached is a letter from the Ada County Street Name
Committee approving the street names for this phase of Bear Creek Subdivision No. 2.
6. There are two common lots (Lot 8, Block 6, and Lot 10, Block 5) that will be utilized as
landscape lots and drainage facilities.
7. Statement of Development Features: This phase of the development consists of (34) single
family residential lots, and (2) common lots. This phase of development adjoins Elk Run
Subdivision.
8. A traffic study was prepared by Dobie Engineering submitted to ACHD. ACHD reviewed
Bear Creek Estates Subdivision in draft form on apre-application review.
9. The Kennedy Lateral adjoins the east boundary. The lateral was piped by the developers
of Elk Run Subdivision.
10. The applicant intends to provide pressurized irrigation to all lots. The system will be
designed and constructed to NMID standards. The system will be owned and maintained
by NMID.
11. The final plat was prepared in accordance with acceptable engineering, architectural and
surveying practices and local standards.

SANITARY SEWER LINE AND WATER MAIN EASEMENT
THIS INDENTURE, made this day of , 20 ,between Oueenland
Acres, Inc. ,the party of the first part, and hereinafter called the Grantor, and the City of Meridian,
Ada County, Idaho, the party of the second part, and hereinafter called the Grantee;
WITNESSETH:
WHEREAS, the Grantor desires to provide sanitary sewer line and water main rights-of--way across
the premises and property hereinafter particularly bounded and described; and
WHEREAS, the sanitary sewer line and water main are to be provided through underground
pipelines to be constructed by others; and
WHEREAS, it will be necessary to maintain and service- said pipelines from time to time by the
Grantee;
NOW, THEREFORE, in consideration of the benefits to be received by the Grantor, and other good
and valuable consideration, the Grantor does hereby give, grant and convey unto the Grantee
the rights-of--way for an easement for the operation and maintenance of sanitary sewer line
and water main over and across the following described property:
See Exhibits "A and B", attached.
The easement hereby granted is for the purpose of construction and operation of sanitary
sewer lines and water main and their allied facilities, together with their maintenance, repair
and replacement at the convenience of the Grantee, with the free right of access to such
facilities at any and all times.
TO HAVE AND TO HOLD, the said easement and rights-of--way unto the said Grantee, its
successors and assigns forever.
IT IS EXPRESSLY UNDERSTOOD AND AGREED, by and between the parties hereto, that the
Grantee, in making future repairs, will expediently replace and restore the premises to a
condition comparable to that existent prior to undertaking such repairs and replacement.
However, the Grantee will not be responsible for repairing, replacing or restoring any
permanent structures, large trees, or brush placed within the area described in this easement.
THE GRANTOR hereby covenants and agrees that he will not place or allow to be placed any
permanent structures, large trees, or brush within the area described for this easement, which
would interfere with the use of said easement, for the purposes stated herein.
THE GRANTOR does hereby covenant with the Grantee that he is lawfully seized and possessed

of the aforementioned and described tract of land, and that he has a good and lawful right to
convey said easement, and that he will warrant and forever defend the title and quiet
possession thereof against the lawful claims of all persons whomsoever.
That said easement shall be discontinued and ordinary use shall revert back to the underlying
owner, in the event that the described property is properly constructed and completed in
accordance with Ada County Highway District Standard Specifications and accepted as a
public street through recordation of a final plat.
