Ada County Highway District and Meridian Ordinance. Dimensions will be
determined by the City Engineer. All sidewalks will be five (5) feet in width.

Ordinance and Comprehensive Plan.

STATEMENTS OF COMPLIANCE & DEVELOPMENT FEATURES
BEAR CREEK ESTATES SUBDIVISION No. 4
1. All proposed streets will be public and constructed to Ada County Highway District
Standards. The streets will be constructed as 36-foot section with curbs, gutters, and 5-
foot sidewalks on both sides within 50-feet of right-of-way. The proposed streets will
meet the improvement standards set forth in the Meridian Zoning Ordinance.
2, The proposed residential development is in compliance with the Meridian Comprehensive
Plan and Meridian Zoning Ordinance. The plan designates the property as single family
residential development.
3. The development is subject to the dimensional standards of the R-4 zone. All proposed
residential lots exceed the 8,000 square foot minimum lot size. All lot frontages meet the
80-foot requirement with exception of the cul-de-sac lots and lots on a 90-degree bend in
a street. These lots fall within the 40-foot frontage requirement.
4. The development complies with the approved preliminary plat.
The street names on the preliminary plat were submitted to the Ada County Street Name
Committee for their review. Attached is a letter from the Ada County Street Name
Cgmmittee approving. the street names for this phase of Bear Creek Subdivision No. 4.
The Street names do not conflict with the City Grid System.
6. There are two common lots (Lots 21, Block 15, and Lot 1, Block 21) that will have trees,
shrubs, and grass that will be utilized as landscape lots.
7. Statement of Development Features: This phase of the development consists of (20) single
family residential lots, and (2) common lots. This phase of development abuts Victory
Road.
8. A traffic study was prepared by Dobie Engineering submitted to ACHD. ACRD reviewed
the entire project for Bear Creek Estates Subdivision and approved the findings of the
traffic study. The finding of the traffic study have been incorporated into to the design of
the project.
9. The applicant intends to provide pressurized irrigation to all lots. The system will be
designed and constructed to NMID standards. The system will be owned and maintained
by NNID~.
10. The final plat was prepared in accordance with acceptable engineering, architectural and
surveying practices and local standards.
