7. The applicant is proposing a total of 326 lots for a single family residential development
with an 18-acre City Park site.

~iding pads or setbacks.

12. Characteristics of the property which prevent compliance with the ordinance:
One block exceeds the maximum block length of 1,000 feet. The unusual configuration
of the parcel limits the lot lay-out alternatives and creates conger block lengths. The
block lengths are also excessive due to the City Park that is difficult to plan roads
around without excessive construction or repetition of public roadways.
Micro-Paths are provided to break the block lengths that exceed the allowable length
within the subdivision. The City Ordnance (Section 9 605c) states that Micro-Paths
should be used where long blocks exist. We believe providing pedestrian lineage
reduces the block length.
13. Section 905E Blocks: ° Every block shah be designed... no more than one thousand
feet (1,004') in length."
14, 15 & 16 Hardship:
The unusual configuration of the property inhibits compliance with the maximum block
length. The adjoining canal to the south, the City Park, and configuration of the parcel
creates a natural hindrance for compliance. The addition of stub streets for block
length reduction would serve no purpose and in some cases would create a
duplication.
17. Development of the property would be difficult and/or repetitive if flexibility on the block
lengths is not allowed.
18. The existing configuration of the property is not a result of actions by the applicant.
19. The granting of the variance does not imply special privilege to the applicant since
similar variances have been granted on other projects with the same topographic
characteristics.
20. The ilariance request is confined to standards within the Zoning Ordinance and not
addressed in the Comprehensive Pian.
21. Pee attached.
22. The variance requested is not out of convenience but from necessity. The
topographical conditions existed prior to the development. The City Park also makes
designing shorter biotic lengths difficult. The variance is not profit oriented, if is due to
practicality.
