' '-..... ~ ..., City Clerk Office Meridian City Hall 33 East Idaho Avenue Meridian, ID 83642-2300 RE: South Meridian Comprehensive Plan Comment Dear Planning & Zoning Commission Members: On behalf of Southside Christian Center, and with the support of Broadway Avenue Baptist Church (See attached letter of support), we respectfully request that you reconsider the proposed land us~ for the parcels south of Amity Road and immediately adjacent to the Linder Road and Amity Road" intersection. The two parcels specific to this request and under the ownership of the above entities are Parcel Nos. R2861920900 and S1236222630, totaling approximately 29.80 acres as shown on the attached Exhibit A. The current Preferred Alternative of the Proposed Land Use Map recommends that these parcels be designated Medium Density Residential. We request that the aforementioned parcels be designated as Mixed Use - Neighborhood. Following is a list ofreasons that we feel support this request: I. The subject parcels lie at the intersection of two arterial roadways. Ada County Highway District projections suggest that by the year 2030, this intersection could be utilized by between 78,000 and 132,000 vehicles per day. A Mixed Use designation would allow business development immediately adjacent to the intersection providing a buffer separating the significant traffic impacts of the intersection from adjacent residential development 2. Based on the above anticipated traffic volumes in the area, we expect that there will be ample demand for the non-residential types of uses supported by a Mixed Use designation. 3. Both Southside Christian Center and Broadway Baptist Church intend to build church facilities on their respective parcels. Non-residential uses allowed by a Mixed Use designation generally co-exist more harmoniously with church facilities than do residential uses.
