December 12, 2002 City of Meridian Council Members 300 Idaho Meridian, Idaho 83642 RE: Mallane Subdivision Rezone and Public Hearing Notice Dear Council Members: M & L Limited Partnership is requesting the resubdivision and rezone of Lot 1, Block 1 of Angel Park Development recorded as warranty deed instrument # 97019391. Preliminazy plat approval of this 5 lot development was received on Mazch 6, 2000. The owner requested and was granted a one year time extension to complete the platting process. The site is currently developed with the new Louie's Italian Restaurant. The existing restaurant will be located on the proposed lot 1 of the 5 lot development. The Current zoning of this property is L-O, however this property is listed as Zone C-G on the new City of Meridian's Comprehensive plan. M & L Limited Partnership is proposing to rezone 4 of the 5 lots to a C-G zoning to provide a less restrictive use for the proposed lots and to conform to the Comprehensive plan. Lot 3 of the proposed development, which borders the residential development to the north, will remain L-O to provide a buffer between the residential and commercial zoning. This zoning is concurrent with other commercial zoning along Fairview Avenue and complies with the current comprehensive plan. Property development along Fairview Avenue, west of this parcel, is being developed with similar and complimentary commercial uses. The physical characteristics and roadway frontages of the subject property provide for multiple use and configuration possibilities. We feel that the C-G zoning requested will provide a better commercial mixed-use development. This property will be posted 1 week prior to the public hearing.
