North -Several large, unplatted parcels currently being used for agriculture, zoned RT in Ada Courrty. South -One single-family residence on approximately 2.6 acres, zoned RT in Ada County, south of which is Turnbcrry Subdivision. East -Ashford Greens Subdivision, zoned R-4 in Meridian, is directly across Black Cat. West -Several lazge, unplatted parcels currently being used for agriculture, TAned R-T in Ada Courny. SITE S>1'ECIFIC COMMENTS Applic;arrt is to meet all terms of the approved preliminary plat and development a~eement. 2. Applicant has indicated that the pressurized irrigation system within this development is to be a. continuation of the system being installed in phase 1, which is to be owned and maintained by the Nampa 8t Meridian Irrigation District. The common areas within the development will be a subject to City of Meridian water assessments since this system has a backup connection to the City water system. Payment of water assessment fees for the common areas is required prior to city signatures on the final plat map. Compaction test results nrust be submitted to the Meridian Building Department for all areas receiving engineered backfill. 4. Make the boundary line across the right-of--way of Sweetwood Way heavier to match the line weight of the rest of the subdivision boundary. 18. The bearing (N42°36'35"E) across the northwestern end of W. T'alamore Dr. doesn't match the corresponding bearing in the subdivision boundary description of the Certificate of Owners. 19. Add the missing distance of the north boundary of Lot 25, Block 10. 20. The non-encroachable area of the Sky Pilot Drain shall be excluded fru~n the buildable lots and put within a common lot. All irrigation ditches, laterals or canals, exclusive of natural waterways, intersecting, crossing or lying adjacent and contiguous to the area being subdivided shall be tiled per City Ordinance 12-4-] 3. Plans will .need to be approved by the appropriate irrigationldrainage district, or lateral users association, with written confirmation of said approval submitted to the Public Works Department. 2. Any existing domestic wells and/or septic systems within this project will have to be removed fmm their domestic service per City Ordinance Section 9-1-4 anti 9-4-8. Wells may be used for non domestic purposes such as landscape irrigation. 3. Two-hundred-fitly watt and One-hundred-watt, high-pressure sodium streetlights will be required at locations designated by the Public Works Department.
