NOTICE OF HEARING
NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of Meridian
and the Laws of the State of Idaho, that the City Council of the City of Meridian will hold
a public hearing at the Meridian City Hall, 33 East Idaho Street, Meridian, Idaho, at the
hour of 7:30 p.m., on June 3, 1997, for the purpose of reviewing and considering the
Application of Winnie Ard, for a Variance Application for land located in Lot 6, Block 4,
Bedford Place Subdivison, Boise Meridian, Ada County, Idaho, and which property is
generally located at 447 E. Baldwin Street. The Application requests a variance to the
1400 square foot requirement.
A more particular legal description of the above property is on file in the City
Clerk's office at Meridian City Hall, 33 East Idaho Street, and is available for inspection
during regular business hours.
A copy of the Application is available upon request. Any and all interested
persons shall be heard at said public hearing and the public is welcome and invited to
submit testimony.

RE: Winnie Ard/Stetson Homes Variance Request
Lot 6 Block 4 Bedford Place Subdivision
Dear Shari:
I received notice of the Variance Request application for Stetson homes to be heard by
the City Council this evening. Apparently, there is a discrepancy of some 30 sq. ft. under
the 1400 sq. ft. minimum. I spoke with Winnie Ard about this issue some time ago. At
the time, she seemed to be primarily concerned about being able to receive a variance from
the City. If the builder and the owner have resolved the issue between themselves, I have
no objection to the variance request. I believe all of the surrounding subdivisions have
1300-1350 sq. ft. minimum house sizes and I do not believe this home will have a
detrimental effect on the value of the surrounding homes.
