12} The house constructed measures 1368 sq. ft. The subdivision CCR's require a 1400 sq. ft.
minimum house size. The 32' discrepancy was due to changes made to the original house
plans.to accommodate the-home owners desire to fit the house on her lot. Neither the
homeowner or the builder realized that the changes had decreased the square footage of the
home until the house was measures at appraisal.
13} We need to get a variance of 32 sq. ft. because the house, as constructed, is too small for the
subdivision.
14} The house was constructed and completed in April, 1996. It would be a hardship to all parties
to add an additional 32 sq. ft. onto this house.
15} This house was built according to plans and specs. It was not discovered until the final
appraisal that the house was 1368 sq. ft. instead of the required 1400 sq. ft.
16} All plans and specs indicated that the house was going to be 1400 sq. ft. But when it was
completed, and the final appraisal was done, the inspector measured the entire house and at
that time discovered that the house was 32 sq. ft. short of the planned 1400 sq. ft. home.
17} The homeowner would like it in writing that the house that was built is in compliance with the
Ordinance or that there is a variance on record.
18} The house was originally drawn up as a 1400 sq. ft. home. It was not the applicant's or
builder's fault that the house was 32 sq. ft. short of compliance. This problem was the result
of a simple error, not an intentional violation of city ordinance.
19} Granting the variance will only give the homeowner peace of mind. She will not be granted
any special privileges for this action. From the street nobody would ever know that this
house is any different from any other home in the subdivision.
20} Has no effect.
