MEMORANDUM: April 2, 1997

Re: TEN MILE SQUARE SUBDIVISION
(Preliminary/Final Plat by Albertson's Inc.)
I have reviewed this submittal and o}fer the following comments as conditions of the
final plat. These conditions shall be considered in full, unless expressly modified or
deleted by motion of the Meridian City Council.:
GENERAL COMMENTS
1. Please submit a copy of the Ada County Street Name Committee's approval letter for
the Subdivision name, lot and block numbering, and street names. Make any
corrections necessary to conform.
2. Off-street parking shall be provided in accordance with Section 11-2-414 of the City of
Meridian Zoning and Development Ordinance and/or as detailed in site-specific requirements.
3. Paving and striping shall be in accordance with the standards set forth in Sections 11-2-414.D.4
and 11-2-414.D.5 of the City of Meridian Zoning and Development Ordinance and in
accordance with Americans with Disabilities Act (ADA) requirements.
4. A drainage plan designed by an architect or an engineer shall be submitted and required for all
additional off-street parking areas and shall be approved by the City Engineer (Ord. 557,
10-1-91).
5. Outside lighting shall be designed and placed so as to not direct illumination on any nearby
residential areas and in accordance with City Ordinance Section 11-2-41.4.D.3.
6. All signage shall be in accordance with the standards set faith in Section 11-2-415 of the City
of Meridian Zoning and Development Ordinance.

7. Submit copy of proposed restrictive covenants and/or deed restrictions for review by the
Meridian City Attorney.
8. Please address in written form all items contained in this memorandum, both General
and Site Specific, and submit to the City Clerk's office before the scheduled meeting of
the Meridian City Council.
SITE SPECIFIC COMMENTS
1. Add or revise the following note(s);
(4.) ..TIME OF RESUBDIVISION.
(6.) ADJACENT TO ALL LOT LINES COMMON TO A PUBLIC RIGHT-OF-WAY
LINE SHALL BE A 10-FOOT-WIDE PERMANENT PUBLIC UTILITIES,
DRAINAGE AND IRRIGATION EASEMENT.
(7.) (ADD NOTE TO INDICATE CROSS ACCESS EASEMENT FOR LOT 1)
2. Provide a statement of conformance with acceptable engineering, architectural and surveying
practices and local standards.
3. Execute Certificate of Owners and the accompanying Acknowledgment.
4. Remove the (IRRIGATION RIGHTS) paragraph in the Certificate of Owners.
5. Remove the "APPROVAL OF CITY OF MERIDIAN PLANNING AND ZONING
COMMISSION" from page 2 of 2 of the plat.
6. Add "APPROVAL OF THE ADA COUNTY HIGHWAY DISTRICT" to page 2 of 2 of the
plat.
7. Add verbiage to page 1 of 2 of the plat to identify the easements that are shown graphically.
Description should include recording information if they were dedicated outside of the plat
process.
