1. Plans for tiling the Snyder Lateral will be submitted to Nampa-Meridian Irritation District for
review aid any approvals will be routed to Meridian Public Works Department.
2. There is a possible well in the concrete structure south of the irrigation control structurc in the
northeast azea of the lot. This is being considered for use as a landscape irrigation water source.
No other wells or septic systems are known. Any encountered will be rerrtoved from domestic
SerVlce.
3. The geography of this site makes groundwater problems very unlikely, however, we will
conduct soil testing both to confirm our assumption and to provide other civil and structural
design information.
4. All improvements aze expected to be completed prior to occupancy. If any improvements
remain at the time of desired occupancy, surety will be ;provided to the City's satisfaction.
5. Fire issues will be coordinated with the Water Superintendent andFire Department. >; ire
hydrant locations will be depicted on construction drawings as agreed upon.
6. ADA requirements will be addressed in plans as required.

8. Please refer to the architectural site plan for the location of the trash enclosures which aze
planned for the covered parking area under Building "A". If this location is unacceptable an
alternate location will be detemained and submitted for approval..
9. Parking and driveways will be paved and designed by Pinnacle Engineers, lnc. All site
drainage will be contained and disposed of on site.

4. Parking lot lighting will be coordinated with the Public '4'Vorks Department. Lighting is
planned along the southwestezxa property boundary and will lie directed away fronn the adjacent
residential lots.
5. Landscaping plans will be submitted to the City for review, Underground sprinklers and.
numerous trees are planned which should greatly exceed the City's nninimum requirements. As
Ada County Highway District has not resolved the actual right-of--way requirements, we will
address the landscape buffer issuo if it becomes a problem. If the landscape buffer can be
extended to the desired 35' along Franklin Road, we will be happy to meet this requirement.
6. A variance for the front setback~will be requested if needed to achieve the building position
shown: Again, as Ada County Highway District has not resolved the actual right-of--way
requirements, we will address the front setback issue if it becomes a problem.
7. Pressure irrigation issues will coordinated with the Public Works Department.
The topography of this site creates unique problems -relative to privacy issues for all property
ownexs involved. To mitigate this proble3n we are plaru>!ing the extensive use of glass block on
the south facing walls and denso vegetation between the parking; area and the residential lots.
The neighbors requested that we not place trees along the property boundary that would
obstruct their views of the Boise Front. We have offered. to survey the adjacent owners lots and
coordinate the placement of landscaping to provide the best compromise of privacy and desired
view. We intend to coordinate the placement of trees and bushes in-the vicinity of the tiled
Snyder Lateral with Nampa-Meridian Irrigation .Distriot.
9. Pedestrian pathways are proposed to be concrete sidewalks which will meander along the
landscape buffers fronting both roadways. These pathways will meet appropriate agency
requirements.
10. Right-of--way dedication and access approvals will be met as required.
] 1. Any significant changes will be addressed tivith the Planning and Zoning Administrator.
12. The site plan has been updated with the proper street names.
13. The development agreement will be met as required.
