To whom it may concern:
A'a, LLC is requesting annexation and zoning of the parcel of land at the southwest
corner of the intersection of Franklin and Eagle Roads. The requested zoning district is
Limited Office (LO) per the City of Meridian's Zoning and Development Ordinance.
Professional office buildings are planned for the site.
With frontage on two major thoroughfares and relatively close proximity to the interstate,
this site has superb access for many types of business professionals working within the
Treasure Valley. A potential market exists for medical facilities/doctor's offices which
would support the new medical center on Eagle Road. Additionally, the City of
Meridian's Comprehensive Plan indicates future zoning as commercial and
mixed/planned use development in this area.
Our site plan shows three buildings in a close grouping located as far from the abutting
residential lots as allowed by city setback requirements. The buildings are designed to
follow the natural ground contours as much as possible to provide as nonintrusive an
impact as possible. Landscaping adjacent to the buildings and parking areas will provide
as much cover and pleasing appearance as can be achieved. Professional offices should
result in use which occurs largely during normal working hours. This should cause as
little impact on the adjacent residences as any other use which might occur in the
comprehensive plan's concept of commercial use on this corner.
Finally, we have been a part of Meridian as long as we have been in business and enjoy
our relationship with the community. Some of us were raised and educated here. We
have a strong desire to keep the appearance, atmoshpere, and standard of living in this
area as high as we can. In our opinion this is an excellent project which works well with
the city's comprehensive plan and will add to the community.
I certify that I have read this application and verify that the information contained herein
is true and correct. I further acknowledge the requirement to post the property at least
one week before the public hearing on this project with our name, description of the

occurs.
