Ms. Stiles:
On behalf of Larry & Kay.Hansen, we are submitting this application for a Subdivision Preliminary
Plat and Zoning Ordinance Amendment on .967 acres located west of 8th Street at the west end of
Idaho Street and Broadway, 951 W. Pine 'Street, Meridian, Idaho. The proposed Subdivision
consists of 5 single-family lots (I existing and 4 new). All lots are 6,500 sq.,ft. minimum in size.
The property is currently zoned R4. The project is an addition to Tremont Place Subdivision which
is now in the approval process with the City. The request for zoning to R8 will make it compatible
with Tremont Place Subdivision and the surrounding area. The zoning to R8, with a net density of
5.17 dwelling units/acre for the project, is compatible.. with the policies and goals of the Meridian
City Comprehensive Plan and the surrounding area.
Sewer and water (Meridian) will be extended to. the site from Tremont Place Subdivision at the
,expense of the .developer. A112other utilities will be provided to the site. All streets, curbs, gutters
and sidewalks will be dedicated to the public and built to Ada County Highway.' District and
Meridian standards.
This project is compatible with the surrounding area and as such will not change the `general use or
character of the property and will not have any adverse effect on the surrounding properties. The
traffic impact on the surrounding streets should be minimal as Idaho; Street and Broadway both
terminate at this site. The streets within the development are designed to promote extensions of
Idaho and Broadway to the west.
We are requesting a variance in the requirement for 1,300 sq. ft. dwelling units to 1,100 sq. ft. on
Lot 2, Block 1, and Lot 2, Block 2 in that both lots have temporary turn arounds that restrict the
building area of the lots.;
This subdivision will adopt the restrictive covenants of Tremont Subdivision. I have provided a
