Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada County Highway District and Meridian Ordinance. Dimensions will be determined by the City Engineer. The proposed application will meet the design standards of the Ada Coumy IFighway District, and the City of Meridian ordinance requirements. East Leigh 1"ieid-Drive will provide access to the property and-has the capacity to service this development. -The proposed use is in conformance with the City of Meridian's Comprehensive Plan. A joirrt meeting May 30, 2001 at 10 am with the Meridian Development Services staff, Meridian Engirseer staff, and Pat Tealey was held to review-the development issues with this site. The developer of this property intends to construct 16 residential buildable lots, 1 S new homesites and lot for an existing home. Common area lots provide a landscape amenity for the front of the subdivision, The minimum Iot size for the buildable lots within Setter Cove Subdivision is 15,700 sq.ft. This preliminary plat was drawn according to the City ofldian's R-4 zoning standards for residential development. All appropriate notes have bees placed on the face of the plat. This plat complies with acceptable engineering and surveying practices meeting all local standards. No waivers are being requested in this application. All sen+ices are auidable to this site including traffec capacity. Please review the attached information and schedule it for p~rlic hearing before the City Council.
