RZ-07-021 and PP-07-025 Dear Commissioners: We have reviewed the staff comments for the public hearing date of January 17, 2008, and have the following responses: 1. PLANNING DEPARTMENT 1.1 REZONE COMMENTS 1.1.1 Noted. 1.1.2. Noted. 1.2 PRELIMINARY PLAT -SITE SPECIFIC REQUIREMENTS 1.2.1 a. The applicant will comply. As 48 feet ofright-of--way was dedicated from the centerline of N. Locust Grove Road with the recording of the Education Campus Subdivision plat, it is believed the current sidewalk already exists within the right-of--way. This will be verified. b. Leigh Field Drive, south of the Fire Department teaching facility. The 20-foot-wide landscape buffer along the east property boundary has already been constructed and is planted with trees and sod, along with a pathway. The buffer will be shown on the fmal plat; however, no additional landscaping is proposed in this area at this time. A revised landscape plan will be provided. 1.2.3 The applicant will submit a private street application for staff level review and follow construction standards for conversion of an existing facility. 1.2.4 The applicant will submit an application for amendment of the Development Agreement to allow uses other than school/educational type uses. 1.2.5 The applicant will comply. 1.2.6 The applicant will comply. 1.2.7 The applicant will comply. 1.2.8 The applicant will comply. 1.2.9 The applicant will comply. 2. PUBLIC WORKS DEPARTMENT 2.1 The applicant will comply. 2.2 The applicant will comply. 2.3 This condition is contradictory to condition 2.4 below. Easements will be provided in Geu of common lots. Please delete this condition in its entirety. 2.4 The applicant will comply; however, we believe "DO NOT RECORD" should be deleted, as the easement document will need to be recorded if it is to be referenced on the plat. 2.5 The applicant will comply. 2.6 Existing structures are new and will not be removed from the property. We respectfully request that this condition be stricken in its entirety. 2.7 The applicant will comply. 2.8 The applicant will comply.
