Proposed band Use: The applicant proposes the development of a 60,000 s.f. medical office building, intended to house professional tenants and six (6) operating rooms for outpatient surgery. 7. Present Zoning ct: Currently the property is zoned as an RT (Ada County Rural Transition Zone) and abuts Meridian city limits on the north and east boundaries. 8. Proposed Zoning District: The applicant proposes zoning this property as C-G (General Retail and Service Commercial). 9. The property in question abuts properties on the north and east which are already or are in the process of being, zoned C-G. In preliminary discussions with the City of Meridian Planning & Zoning Department, it was confirmed that the city's comprehensive plan included the C-G zone as eventually including this Pi'oP~'• 10. The proposed medical office/outpatient surgery use for this property would appear to harmonize very well with other uses in the immediate vicinity. The St. Lukes Meridian Medical Center on Eagle Rd. has established a hub for further medical and professional developments in the area. One such medical office development is currently under construction at Eagle and Franklin to the north, professional offices are planned for the property immediately to the north, and approvals are being sought for a small medical office complex immediately to the east. 11. The Meridian Comprehensive Plan calls for planned mixed uses along the I-84 and Franklin Road comdors, which are attractive and compatible with high-volume traffic corridors adjacent land uses. The proposed project falls within the comprehensive plan's defined and compatible uses, and incorporates thoughtful and attractive design, quality materials, and landscaping/buffering at residential adjacencies to the west. The proposed development is concurrently being submitted for Conditional Use review and permit in compliance with the Comprehensive Plan. 12.
