STATEMENTS OF COMPLIANCE 1. Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada County Highway District and Meridian Ordinance. Dimensions will be determined by the City Engineer. All sidewalks will be five (5) feet in width. 2. Proposed use is in conformance with the City of Meridian Comprehensive Plan. 3. Development will connect to City services. 4. Development will comply with City Ordinances. 5. Preliminary Plat includes all appropriate easements. 6. Street names do not conflict with City grid system. 7. All items noted on the preliminary plat checklist have been completed. I have read the information contained herein and certify the information is true and correct and that this plat is in compliance with the above statements. signature of Applicant Rev. 1124103 i • PRELIMINARY PLAT CHECKLIST STATEMENTS OF COMPLIANCE CLEARBROOK ESTATES SUBDIVISION 5. Statement of Development Features: The proposed development consists of (36) single family residential lots, (6) common lots and (1) greenbelt lot. Clearbrook Estates is located between the Waterbury Subdivisions to the south and Landsbury Lane Subdivision to the north. The proposed density of 3.09 dwellings per acre is consistent with the existing R-4 zoning. All proposed streets are public and will be constructed to Ada County Highway District standards All right-of-ways will be 50 feet with a 37 foot improved section and 5 foot sidewalks on both sides, except for NW 3`d which is 40 right-of—way needed to match the existing stub street to the north. The proposed streets will meet the improvement standards set forth in the Meridian Subdivision Ordinance. We comply with Comprehensive Plan and the existing zoning for this site. The development is subject to the dimensional standards of the R-4 zone. All proposed residential lots in the development exceed the 8,000 square foot minimum lot size. As well as the lot frontages meet the 80foot requirement. We have stubbed to Clearbrook to the west to provide for future connection to adjoining property and connected to existing streets. The open space area along the South Slough is proposed as pathway or greenbelt. The developer would like the City Parks Department to maintain these pathway facilities. There are three connections to this pathway from Clearbrook Court for the pedestrians in the subdivision. The South Slough on the south -side of the property be left undisturbed. The applicant intends to provide pressurized irrigation to all lots. The system will be designed and constructed to NMID standards. The system will be owned and maintained by NMID. 8. The development complies with the provisions of the Meridian Subdivision Ordinance with the exception of Section 9-605(E) Blocks and 9-605 (B) 6 Cul-de-sacs. A variance on block length and cul-de-sac length is being submitted with this application for the City's review. The hardship is that the adjacent development did not stub to this property when they were developed. I I .Due to the size of the subdivision no traffic study has been prepared. However using ACHD formula there will be additional 360 vehicle trips per day on Meridian Road. 12.
