RE: Chalet Marseilles Subdivision -Conditions of Approval
Members of the Commission:
We are in receipt of the staff report for the January 17, 2008 hearing from Bill Parsons to the
Planning and Zoning Commission regarding the above-noted project. Thus far, we have
worked with staff and agencies to make this project even better from where we started and
we feet that all issues and concerns have been thoroughly addressed. We are comfortable
with the staff analysis of the project and the proposed conditions of approval. ;owever,
there are a few conditions that we would like to address:
Condition 1.4.1 It 1.4.16 requiring 65-feet between garages for 75% of the u
maximum of 35-feet between garages for buildings that do not have 65-feet
garages
We feel that reducing the space between garages would not be desirable or ber
residents and there is not enough room to add an additional 15 feet between th
have provided 50 feet between the faces of the garages, which provides adequ~
park a vehicle in front of each garage on both sides, and it leaves approximate)
back up space. Instead of providing an additional 15 feet between the garages
length between garages to a maximum of 35 feet as recommended by staff, we
to provide additional driveway space at the terminus of each driveway to provic
back-up space. This option would be a minimal impact to the site layout, it wo
purpose of the condition and it would make for a more functional design. Pleas
example. We respectfully request that the Commission modify this condition a~
Condition 1.4.3 requiring no more than two buildings in a row (side by side)
same elevation.
We believe the intent of this recommendation is to avoid having the same elev
throughout the entire project with no noticeable variation, like some of the ex
developments around the valley. We are requesting to provide clusters of buil~
different elevation styles rather than every two buildings Because the change i
style will be more noticeable and attractive in a clustered configuration. Part
