The current use is nonconforming. Smith Brighton, LLC will be purchasing the land. To bring the subject property into correct compliance, Smith Brighton, LLC needs to rezone the subject property. The subject property needs to be annexed into the city of Meridian. The subject property is contiguous to land that has previously been incorporated into the city of Meridian. Many of the surrounding properties are currently commercial uses. The adjacent piece west of the subject property is Wireless U.S.A. Immediately west of Wireless U.S.A. is a used care lot called Roundtree Dae Wool. North East of the subject property is Dirty Harry's Car Wash, and about 80 yards East of the property Pet Care Clinic, Mike Hymas State Farm, and Kock A Doodles, and Intermountain Outdoor Sports are conducting commercial business. The current use is consistent with what the comprehensive plan proposes. The comprehensive plan proposes mixed planned use development.
