The property currently has signage (as indicated on the drawings on the NE quadrant of the
property). The intention is to use this existing sign (36"h x 73"w x 96" tall) for the new business.
No additional external signage is planned.

DESCRIPTION OF CONDITIONAL USE
The location had a conditional use pemut Eor and had been operating as crafr store and espresso
shop until the sale of the property on January 6, 2003. The location is great for an espresso shop
with the azea business employees can purchase exceptional coffee within walking distance. Local
artists will be able to shop their art and crafts as well. Bill Brewer, owner of the Chapel of the
Chimes, has stated to me that we will be able to use the parking area in the reaz of his building when
needed (m addition to street pazking as well as our planned parking spaces).

Parking considerations:
Parking provided on premise shall be accessed thru the one way alley on the southern
border of the property from Second Street. Patrons can enter the parking area off the
paved alley and exit by backing out into the alley. Ample room for backing has been
provided.
Additional parking as needed can be obtained at the Chapel of the Chimes pazking area
(see addendum), and can be accessed from the alley or from Carlton Avenue. There is
also 1951ineaz feet of street, much of which can be used for parking.
The owner expects much of his business to be foot traffic from the DMV or school
located across Carlton Ave., north of the project.
