RE: MAWS SUBDIVISION NO.3 PRELIMINARY PLAT COMMENTS REPLY
Dear Sirs;
Per you letter of December 3, 1998 the following is our response to your comments. The number
of the response is the same as the number of both your general comment and site specific
comments:
GENERAL RESPONSE:
1. There are no irrigation ditches crossing this property.
2. There are no wells or septic systems on this property.
3. Fire hydrant locations, if needed, will be as required by City of Meridian Public Works Dept.
4. Sewer & water mains will be extended as shown.
5. This area, Maws Addition, is drained by an existing sub drain that was installed by a former
owner approximately 40 years ago, to drain all of Maws Additions ground and adjacent
property. This drain still functions and as a result the ground water is 10 feet ~ below ground
surface. The pipe was first discovered during construction of the sewer lines for phase 1.
6. 5' sidewalks will be installed as shown on the typical section for North Atkins.
7. We have not received the hydraulic analysis from City of Meridian Public Works Dept.
8. There are no new roads proposed for this subdivision.
9. This property is not in a flood plain.
10. 10 copies of the preliminary plat are attached.
SITE SPECIFIC RESPONSES:
1. Sanitary sewer service will be provided as shown. We have not received any comment from
City of Meridian Public Works.
2. We have not received any comment from City of Meridian Public Works.
3. The developer will install street lights per City of Meridian specifications.
4. The developer will submit a detailed landscape plan per City of Meridian requirements.
5. The design of the drain system will :be reviewed and approved by City of Meridian Public
Works Dept.
6. The developer will comply with these requirements.

17. The developer will contact the Danbury Fair Irrigation Association to see if their system has

SUBJECT: Request for Preliminary flat for Maws Subdivision No. 3 - 7 Buildable Lots on 1.1 S7

We have reviewed this submittal and offer the following comments, as conditions of the applicant.
These conditions shall be considered in full, unless expressly modified or deleted by motion of the
Meridian City Council:
GENERAT COMM]rNTS:
1. Any existing irrigation/drainage ditches crossing the property to be included in this project,
shall be tiled per City Ordinance 11-9-60S.M. Plans will need to be approved by the
appropriate irrigation/drainage district, or lateral users association, with written confirmation
of said approval sub~mitte:d to the Public Works Department. No variances have been
requested for tiling of any ditches crossing this project,
2. Any existing domestic wells and/or septic systems within this project will have to be removed
from their domestic service per City Ordinance Section S-7-S 17. Wells may be used for non-
domestio purposes such as landscape irrigation.
3. Coordinate fire hydrant placement with the City of Meridian's Public Works Department. Fire
hydrant locations shall be depicted on the prelinvnary plat map.
4. Sewer and. water mains shall be extended to and through the proposed development.
S. Determine the seasonal high groundwater elevatioq a>Ld submit a profile of the subsurface soil
conditions as prepared by a soil scientist with street development plans.
6. Provide five-foot-wide sidewalks in aceordaace with City Ordinance Section I 1-9-606.B.
7. Water service to this development is contingent upon positive resuhs from a hydraulic analysis
by our computer model.

STORMWATER MANAGEMENT RECOMMENDATIONS
We recommend that stormwater be pretreated through a grassy Swale prior to
discharge to the subsurface to prevent impact to groundwater and surface water
quality. The engineers and architects involved with the design of this project
sho~l~ obtain-current best management ~_ractces for stormwater- disposal and
design a stormwater management system that is preventing groundwater and
surface water degradation. Manuals that could be used for guidance are:
1) State Of Idaho Catalog Of stormwater Best Management Practices For
Idaho Cities And Counties. Prepared by the Idaho Division Of
Environmental Quality, July 1997.
2) stormwater Best Management Practices Guidebook. Prepared by City Of
Boise Public Works Department, January 1997.

NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of Meridian
and the Laws of the State of Idaho, that the City Council of the City of Meridian will hold
a public hearing at the Meridian City Hall, 33 East Idaho Street, Meridian, Idaho, at the
hour of 7:00 p.m. on December 8, 1998, for the purpose of reviewing and considering
the application of Tealey's Land Surveying for a Preliminary Plat for Maws Subdivision
No. 3 located North of Pine and West of Locust Grove, Boise Meridian, Ada County,
Idaho.
The applicant requests Preliminary Plat approval of the parcel of land above
described for seven single family residential lots for proposed Maws Subdivision No. 3.
A more particular description of the above property is on file in the City Clerk's
office at Meridian City Hall, 33 East Idaho Street, and is available for inspection during
regular business hours.
A copy of the application is available upon request. Any and all interested
persons shall be heard at said public hearing and the public is welcome and invited to
submit testimony.
