There are seven lots in this plat. All proposed lots meet the minimum requirement for lot size. Located at the northeast corner of Adkins Lane and Pine Avenue, the lots in this proposal all have frontage and access onto Adkins Lane. An eighth lot provides a space for the retention of site runoff. The density proposed in this subdivision is consistent with the current R-8 zoning of the property. Municipal sewer and water services are available to the site. The Ada County Highway District Staff has reviewed a similar application and have concluded that there is capacity on the adjacent streets to handle the traffic this development will generate. This is the final phase of the Maw's Subdivision. The subdivision will be in conformance with acceptable engineering, architectural, and surveying practices and local standards. The development will comply with. all fee rests associated with the provision of City services (water, sewer, drainage, etc.). All Lots will be fully serviced, with the exception of pressurized irrigation. Irrigation rights were removed at the time the original subdivision was submitted for development. We ask that the Commission recommend approval of this application to the City Council.
