TIME TABLE FOR SUBMISSION:
A request for preliminary plat approval must be in the City Clerk's possession no later
than three days following the regular meeting of the Planning and Zoning Commission.
The Planning and Zoning Commission will hear the request at the monthly meeting
following the month the request was made.
After a proposal enters the process, it may be acted upon at subsequent monthly meetings
provided the necessary procedures and documentation are received before S :00 P. M. ,

STATEMENTS OF COMPLIANCE:
Streets, curbs, gutters and sidewalks are to be constructed to the standards as required by
the Ada County Highway District and Meridian Ordinance. Dimensions will be
determined by the City Engineer. All sidewalks will be five feet (5') in width.
2. Proposed use is in conformance with the city of Meridian Comprehensive Plan.

RE: Maw's Subdivision No. III-
Preliminary Plat and PUD Application
Dear Members of the Commission:
The Developers of Maw's Subdivision No. III wish to construct owner occupied single family
and townhouse units on the remaining undeveloped parcel of land under their ownership. In
order to provide suitable lots for the proposed townhouses an application for a Conditional Use
Permit has been submitted with the Preliminary Plat. Under the Conditional Use the applicant
has ask for variances on minimum lot width, minimum lot size, and minimum house size.
Maw's Additions #1 and #2 lay east of and adjacent to this site. Although the original design of
the Maw's Addition included this parcel, a preliminary plat was not submitted within the time-
frame specified by the Meridian Subdivision Ordinance. This application defines the
development future of this property.
Located at the northeast corner of Adkins Lane and Pine Avenue, the ten (10) Lots in this
proposal all have frontage and access onto Adkins Lane. The intent is to develop seven (7)
owner occupied townhouse units on 4500 sq ft lots, along with two (2) single family 6500 sq ft
lots. A tenth lot provides a space for the retention of site runoi~ The density proposed in this
subdivision is consistent with the current R-8 zoning of the property. A PUD Conditional Use
Application has been submitted to address issues related to minimum street frontage and
minimum lot size.
The developer feels that the Maw's #3 Subdivision is consistent with adjacent development that
has taken place in the last few years. Each dwelling will contain a minimum of 1,209 square feet.
Municipal sewer and water services are available to the site. The Ada County Highway District
Staffhas reviewed this proposed application and concluded that there is capacity on the adjacent

streets to handle the trai~ic this development will generate. This is the final phase of the Maw's
Additions.
The subdivision will be in conformance with acceptable engineering, architectural, and
surveying practices and local standards. The development will comply with all fee requirements
associated with the provision of City services (water, sewer, drainage, etc.). All lots will be
fully serviced, with the exception of pressurized imgation. Irrigation rights were removed at the
time the original subdivision was submitted for development.
We ask that the Commission recommend approval of this application to the City Council. A
representative of the owners will be available at the public hearing to address questions related
to this project.
