The landscaped/common area totals 0.854 acre, 16.52 percent of the project site. A clubhouse with additional parking will be available for residents of the development. Pathways and attached sidewalks are incorporated throughout the project. The quality and value of the project will enhance the City's prope°rty values and provide a pleasing, more compatible buffer to the existing ' single-family residential developments. The entire project will be engineered with cutting-edge residential construction technology. Waverly Place Subdivision will serve as a model in the effort to promote and market these new building concepts in the Treasure Valley. Insulated concrete forms (ICF) will be used for all ;common walls. With energy costs spiraling out of control, ICF construction is becoming increasingly popular in residential construction. Other energy-saving features in the homes will greatly exceed the requirements of the popular Energy Star program already adopted by many local builders. Features would include radiant floor heating and significant upgrades in conventional insulation, d~o_rs,~windows, and the heating/cooling systems. ~` i~„~~;,, The final plat conforms with the approved preliminary plat and meets all requirements thereof. The project conforms with all requirements and provisions of the UDC as allowed under the approved conditional use permit. The project was designed using acceptable engineering, architectural and surveying practices and local standards. The project was annexed under Ordinance 07-1313. No development agreement was required for this project. We are also requesting vacation of the existing right-of--way for Magic View Circle. As Magic View Drive has been extended to the~west and now connects with Woodbridge (Snorting Bull) Subdivision, the turnaround area is no longer needed. Consent of the City Council is required for us to submit our application to Ada County Highway District.
