Dther than the above-mentioned changes, the approved landscape plan is not to be altered without prior
written approval of the Planning Department. No field changes to landscape plan permitted; prior written
approval of all material changes is required. Prior to final inspection and sign off fox this Praject, a written
certificate of completion shall be submitted to the Planning Department, prepared by a Landscape architect,
landscape designer or qualified nurseryman responsible for the landscape plan upon completion of the
landscape installation. The Certificate of Completion shall verify that all landscape improvements,
including plant materials and sprinkler installation, are in substantial compliance with the approved
landscape plan.
Site Plan: The Site plan prepared by Encompass Inc,, on Dctober 2, 2007, labeled Sheet A1, is appraved
stamped "Approved" on actober 30, 2407 by the Meridian Planning Department} with the following changes

Irri anon: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specif cations and in accordance with UDC 11-3A-t 5.
Protection of Existin Trees: Any existing trees on site must be protected or mitigated far in accordance with
the Tree Preservation section of the City's Landscape ordinance. Per UDC 11-3B-10, coordinate with the
Parks Department Arborist (Elroy Huff, 888-357} for approval of protectionlrelocation measures for the
existing trees prior to construction, Any severely damaged tree must be replaced in compliance with UDC 11-
3 B-1 o-C.S.
Par_ , king: The proposed parking areas shall be paved and sty iped in accordance with UDC 1 t -3 C and i 1-3 B,
Project engineerlarchitect shall certify that the number and size ofhandicap-accessible spaces conforms to the
Americans with Disabilities Act DADA}. Handicap accessible stalls musthave signage in accordance per ADA
and signed accessible.
Curbing: Per UDC 11-3 B W 5~, all landscape areas adjacent to driveways, parking Zats, ar other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A~17. Sidewalks shall be constructed
prior to occupancy.
Draina e: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and
shall be designed incompliance with UDC 11-3 B-11 and UDC 11-3 A-18.
L~' ~hting: Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in UDC 11~3A-11.
S~~na~e; No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-3D.
Trash Enclosure: All dumpster~s} must be screened in accordance with UDC-11-3A-12. Trash enclosures
must be built in the location and to the size approved by SSC.
Handicap-Accessib... ~: The structure, site unprovements and parking areas must be in compliance with all
federal handicap-accessibility requirements.
A~HD_ Acc~pfiance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certiftcate of 4ccu~ancy: All required improvements must be complete prior to obtaining a Certificate of
Cecupancy. All changes ~: occupancy need to comply with the requirements ofthe Building Department. It is
unlawful to use or occupy any building or structure until the Building ~~cial has issued a certifcate of
occupancy. A certificate of occupancy or temporary certificate of occupancy is obtained from the Building
Department (205} 587-2211 after inspections are complete and the f eld inspection record is returned to the
Building Department,
Plan Modifications: Except for the changes mentioned above, the approved Site Plan, Landscape Plan stamped
"Approved" on Dctober 30, 2007, and Elevations, and are not to be altered without prior written approval of
the Planning Department. No signif cant field changes to the site or landscape plans are permitted; prior
written approval of all changes is required.

gateway. This exceeds the 3g°la requirement facing the interior ent

Roof lines utilize:

Pattern Variations includes:
a} Color variation stucco colors plus roofing materials and window
colors

Mechanical equipment is roof mounted and screened by parapets when
viewed from the property lines.

The exterior utilizes a combination of stucco and meta! roofing and trim,

All parking is screened by landscaping the full length of the frontage as an
alternative to the l0% rule. See alternative Compliance Statement}.
4. Pedestrian Walkways
An interior walkway is provided connected by the paved parking and
circulation areas to the public sidewalk on North Hickory as an alternative
to the 8' sidewalk rule. See alternative Compliance Statement},
The Porte' Cochere provides weather protection in excess of ~0' at the
building entrance. No displays, equipment etc, impede circulation.

extended from the public walkway to the front door of the business.
2. Reasan far Nan-Strict Compliance
a~ {ITEM 3} The parking as laid out in the most efficient
manner to accommodate the requirement of the developer as to
number maximum number of required parks. The size of the
approved lots do not allow for the passage of automobile to a rear
ar side parking area. Further, adjacent buildings within the same
subdivision have not been required to comply with this requirement.
b~ {ITEM 4} The project is not located or a major arterial
and this requirement does 'not apply. The proposal is to access the
site from the public walkways through the paved parking to the
internal walkway system.
3. Alternative
The Alternative is to both items a} and b}, above is to enhance the
street frontage and parking Iot by:
• First, we have provided an wailed gateway with lighting to
provide a "doorway" to the project site, which we have tried
to create as a more intimate site than a normal pad in a sea
of asphalt.
• This through extensive landscaping and quantity and size of
the initial materials.
• Vile have also varied the layout of the parking to avoid the
large singly expanse of perking.
• UVe are providing innovative and personal lighting far the
parking and walkways.
• 'Ulle have varied the route of the interior sidewalks far interest
and allowance of landscaping and have not paved tight to
the building or in a racetrack straight design.
