Project is subject to all current City of .Meridian ordinances and all requirements of PP-04-035, Ct~P-04-044,
FP-06-424 and the development agreement has amended} associated with this site. The issuance of this CZC does
not release the applicant from any previous requirements of the other permits issued far this site,
Landsca in : The Landscape Plan prepared by Harvest Design, on June 10, 2006, labeled Sheet LS-~, is
approved ~stanaped "Approved" an ~ctaber 34, 2007 by the Meridian Planning Deparrrnent} with no changes.
The approved landscape plan is not to be altered without prior written approval of the planning Department. No
field changes to landscape plan permitted; prior written approval of all material changes is required. Prior to final
inspection and sign off for this project, a written certificate of completion shall be submitted to the Planning
Department, prepared by a landscape architect, landscape designer ar qualified nurseryman responsible for the
landscape plan upon completion. of the landscape installation. The Certxfi'icate of Comple~.on shall verify that all
landscape improvements, including plant materials and sprinkler installation, are in substantial campli~ance with
the approved landscape plan.
Site Plan: The Site Plan prepared by LAR, Big River. LLC., on ~ctaber 4, 2007, labeled SheetA~.O, is approved
stamped "Approved" an C~ctaber 34, 2007 by the Meridian Planning Department} with na changes. The
approved site plan is rat to be altered without prior written approval of the Planning Department. NOTE: Prior
to occupancy, construct afree-standing sign at the main entrance that graphically depicts the building
layout, with the building addresses clearly labeled on each building.
Elevations: The Eleva~.ons for Buildings A, B and C prepared by Smart Spaces by Design and Big River are
approved with the following note:l~ Lapl~~nyl siding is rat allowed; stucco shall be used on all of the
buildings. The Elevations submitted with the sub ject application meet ~.e standards defined by prior approvals.
won: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved speci~catians and in accordance with ~CTDC I 1-3A-15.
Protection of Existin Trees: Any existing trees on site must be protected or mitigated for in accordance with the
Tree Preservafion section of the City's Landscape ordinance. Per UDC 11-3B-~4, coordinate with the Parrs
Department Arborist ~Elray Huff, 858-359}for approval of pratectianlrelocatian~ forthe existingtrees
prior to consti'ucction. Amy severely damaged tree must bereplaced incompliancewithUDC I i-3B-1D-C.S.
P The proposed parhing areas shall be paved and striped in accordance with UDC 1 ~-3B. Parking
and the private streets must available for each unit prior to occupancy, Project engineerlarchitect shall
certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act
(ADA}. Handicap accessible stalls must have signage in accordance per ADA and signed accessible.
Curb%n~: Per UDC I I-3B-SI, all landscape areas adjacent to driveways, parking fats, or other vehicle use areas,
must be protected by curbing, wheel stops, ar other approved protective devices. Curbing may be cut to allow far
storm water runoff.
Sidewalks: All sidewalks shall be constructed ~. accordance with I I -3A- l7. Sidewalks shall be constructed prior
to occupancy,
Drama e: Storm water drainage swales shall not have a slope steeper than 3 : 1, shall be fully vegetated, and shall
be designed in compliance withUDC I I-3B-I 1 and UDC I I-3A-I8.
Li tin :Lighting shall not cause glare or impact the traveling public ar neighboring development and
comply with lighting standards as defined in CJDC 1 ~.-3A-~. ~.
S~~ Na signs are approved with this C2C. All business signs will require a separate sign permit in
compliance with UDC I I-3D.
Trash Enclosure: All dumpster~s} must be screened in accordance with UDC-I I-3A-12. Trash enclosures must
be built in the location and to the size approved by SSC.
Handica~p~Accessibili :The stiructure, site irnpravements and parking areas must be in compliance with all
federal handicap-accessibility requirements.
ACRD Acceptance; All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff far approval prior to the issuance of a building permit
Certificate of Cccu an :All requirred improvements must be complete prior to abtainin.g a Certifcate of
Occupancy. All changes in occupancy need to comply with the requirements of the Building Department. It is
unlawfid to use ar occupy any building ar structure until the Building official has issued a cert~icate of
occupancy. A certificate of occupancy or temporary certiuticate of occupancy is obtained from the Building
Department X208} 887-~21 l after i.~aspections are complete and the Meld inspection record is returned to the
Building Department.
Plan Modi~i.catians: The approved Site Plan, Landscape Plan stamped "Approved" an October 30, 2007, and
