Dear City Clerk,. .
As owner-occupants of 'the neigtlboring property, to the rear of the proposed Gardner Ahlquist
development, we; ard, wilting .to express concerns .wish the proposed development plans far the Gardner-.
Ahlquist Development at. the comer of. I%rfinklin and Fragie Ytoads. While we are supportive: ~of.
development and the. proposed roast configuration for this acreage, we have significant concerns with .the .
placement ofthe proposed structures within thcc development. .:
°• We have attached for reference the materials that we have obtained regarding the proposed.canfiguration '
`of buildings for reference with our concerns. QB/GYN Associates is located directly to the east •of this
.: development;: inunediately ;north of East Louise Drive. The proposed hotel structure which.'is proposed; to
„, , -;;, be;oonstrucf~d immediately.to°the west of our property will have an adverse impaction our property, its
value and the.patient'ccfvve environment which we strive to provide io women seeking.our services. We
' .: list our concerns below::... ' .
ArchitecMrnUvistta! efBrect: We believe that goad planning and design would provide for a visual
: stepping af:building„~.:~'o place a 10-story hotel immediately adjacent to a single story medical gfffce
~acility.~ in the craftsman style will provide an abrupt visual difference which will ttot be' attractive to the
or-crall etir-irar-mcnt of the area. Further, the architectural egnsistcncy, afbuilding style is not in keeping
of the dev'clopments around this which are primarily orientated to,a lieatth campus. ;While other buildings
with significEUtt,height exist in the area, appropriate spacini; between.buildjngs for visual attractiveness
' should.be'promoted.
' Adverse impact: We believe that a 10-story hotel facility +vilt shade: a large portlgn of building causing
• multiple; concerns with operating expenses, incttiding increased'.costs of parking tat maintenance
' (sna'w/ice removal), increased safety conc~•17ts for~staf!'and patients rcquiring our group to significantly
. ~ upjo~de our security and lighting systems as well as avei7tlt security concerns related to the traasiern
' "' nature of a hotel population, We believe the development 'of this large facility immediately adjacent will

create, envimnmenml and air quality concerns aroand our facility with the hotel exhaust/intake systems,
trash, deliveries and truck traffic and noiSC. lfi~e are already, experiencimg adverse impact of this
development ou our prr~cticr as our buildln,~ has been shaking under the .impact of the eonstructian
vrhicles currently on site. The noise associated with this development is making patient care difficult in
that physician-p~tic~nt consultation is disruptad by noise and facitity:.tttovetnent. We strive to provide a
patient care environment which considers the privacy and security needc of our patients as well as the
need for confidential consultsiian -and a peaceful and witrm environment where women may receive the
procedures Headed in a soothing environment: We also believe that the increased traffic caused by this
facility wilt create further noise concerns and safety concerns; far our clients and their families which
oAen accompany them.
We would support a hotel toward the west section of the development if that is strategically important to
this developer,.and recommend a. location ,closer to ~7alle Road for client access. We would Iike to ~, ..
promote a: reversAl of locations of the proposed general ofiice building or medical dl~ice spaces to be
adjacent to the small lot development ofN(eadow~Lalce which is slated to be occupied by professional and '
small commercial services.
We arc requesting thzit the City ;require the Gardner-Ahlquist developers tv reduce the haight and/or
reverse the placement ofthe, proposed hazel facility with other proposed facilities which have similar uses..
