Due to the size of the property, 1"=100' scale maps have been provided. A site plan of the proposed office/mini-storage area has been provided at a scale of I" = 60' . 7. As conceptual approval only is being sought for the mini-storage/office/commercial areas. detailed plans will be submitted at the time of the site specific application. 9. The proposed project is being processed under the Planned Development Ordinance, which provides the City with maximum control over all integral aspects of the project. The proposed overall net density (4.68) of the project complies with the City's designation of Medium Density Residential, which is 4-8 units per acre. We believe the mixed use of the project will provide a balanced development with a diversity of housing types and essential neighborhood services and recreation. The project will provide active and passive recreational opportunities for the residents of the subdivision and citizens of Meridian. The amenities include: A full basketball court, extensive network of pathways, and six-acre neighborhood park proposed to be donated to the City of Meridian. The developer will provide a parking lot, sprinklers, trees, grading and hydro-seeding or drill-seeding of the park area. The project will benefit the surrounding area and the community by providing amenities such as the pathways and neighborhood park. The Parkstone Subdivision - I ~'- .~ . . commercial aiJ.d office area will provide essential services which will benefit the existing and nearby residents. The property is adjacent to property owned by W. H. Moore to the east and the Meridiah Charter High School and a future elementary school site to the west. The mixture of uses will provide a buffer to proposed officellight industrial/commercial development to the east via the mini-storage facility, with residential uses adjacent to the school. The subdivision will connect to the school site with vehicular access and detached sidewalk pathways. \3, Fee attached. 14.
