We are middle class working folks, many of whom have sacrificed much to raise our families in this community. When we chose our homes, we did so under the impression that this particular plat of land was zoned R-4. We do not object to the development of this property – in fact, we are eager to see this land become a viable part of our communities. We do however, wish to see this done in a responsible manner. As residents of the surrounding communities, we submit the following photographs of Rudeen Development complexes located in Spokane, WA for your review. Please keep these photos in mind as you listen to residents testify about their concerns at the CUP Hearing scheduled for Thursday, September 20, 2007. As an elected official charged with the task of representing this amazing community, we ask you – Is this your vision of the future of Meridian? Pheasant Ridge Spokane, WA Completed January 2006 108 Units Rudeen assured concerned residents at a meeting on June 5th, 2007 that they actively manage their complexes and that vehicles are not allowed to be parked on the neighborhood streets adjacent to their properties. CC&R’s? Rudeen has stated that they do not have to comply with the same guidelines as the surrounding communities, though they may make an effort to do so as to be ‘good neighbors’. Aren’t we reassured? Creative Problem Solving Barbed wire is such a neighborhood friendly material…. Management and maintenance seem to be on top of that graffiti problem in this complex that is less than two years old. Surrounding Neighbors Surrounding Neighbors Beau Rivage III Complex Located in Spokane, WA Completed in September of 2005 117 Units - Town homes & Apartments ******This complex is located on over 17 acres and includes only 114 units. The 171 unit Selway Apartments is proposed for construction on a mere 10 acres.****** Notice the street sign set in cement in a five gallon bucket? Refuse containers are not appropriately screened and enclosed. Exterior air conditioner units – the lower one in this picture appears to be in disrepair and not adequately secured. Other Rudeen projects are located near storage facilities, airstrips, junk yards and trailer parks, not family oriented neighborhoods. Another well-secured street sign. Lack of screening and enclosure of waste receptacles. Quality Workmanship Residential living or temporary quarters? Note the rust stains and cracked stair supports. Surrounding Neighborhood. Doesn’t look much like our neighborhood, does it? Deerfield Apartments Spokane, WA Completed in March 2004 75 units High voltage lighting is in use during daylight hours. Exterior Up Keep is lacking….. Will the entrance to the Kelly Creek neighborhood (which we will have to share with Selway) be adorned with such lovely tow away signage? The wooden fence that lines the entrance in the previous slide gives way to this lovely chain link after the main entrance. * * * * * *
