Louise Dr. Intersection in Gardner-Ahlquist Gateway Subdivision In response to your request for comment, regarding the submitted intersection analysis for the N. Montvue Drive/E. Louise Drive intersection in Gardner-Ahlquist Gateway Subdivision. The District is supportive of the conclusion in the analysis which identifies a T-intersection with stop control as the best intersection treatment to prevent cut through traffic. The District would not be supportive of a roundabout in this location due to a potential increase in cut-through traffic between Eagle and Franklin Roads. Eagle Road generally consists of 2 travel lanes and 1 right-turn lane between St. Luke's Drive and Franklin Road. ITD has established its' ultimate ROW for Eagle Road to be 70 feet from center. This means that the current total ROW width for Eagle Roads is 140 feet. The lane width for a typical street varies between 11 and 14 feet. Center turn lanes are usually wider (14 feet) than travel lanes and right-turn lanes (12 feet). Let's say that each travel and turn lane on Eagle Road is, in fact, 14 feet wide (this is an overestimate!). As such, then the half-street section for Eagle Road (including 1 left turn lang. and 1 right turn lane) would be approximately 56 feet. This leaves exactly 14 feet of surplus ROW unaccounted for. (Note that the Gardner- Ahlquist South property line and ~ ~ ~ ~ ~ ~ the Ultimate ROW line are one and the same!) I I >, We are proposing to install the I ~ City's required 35-foot landscape buffer BEYOND the ultimate I ' ° ROW in addition to the 8+ I ~ additional feet inside of the ROW. I ~ I ° As evidenced by this Exhibit, / constructing the buffer for Phase I on ITD property WILL NOT interfere with any future expansion plans for Eagle Road. I~It;t;t~
